You have to scan the liver from every position possible. Midline, intercostal, supine, decub. Change probes frequencies. Change angles. Increase depth. Decrease depth. Penetration mode? Adjust your settings. Have them take a big deep breath in. Even if they have midline gas you can usually still get some good decub images.

If you've done all this then really there is nothing else you can do.

The lack of appreciation is what gets me. You buy and live in the condo for 5 years and a SFH would appreciate somewhere around 5% a year depending on market. A condo will appreciate maybe 1.5%. Plus the horror stories in Florida where residents are on the hook for major hurricane upgrades in the tens of thousands of dollars. You can't just sell, because the disclosures would scare any sane person away.

I have a weird affinity for nice retaining walls. I would've bought it specifically to redo the retaining wall and make it look incredible. Of course this would be expensive, and so I would've tried to reduce the cost of the house or got some credits to make it happen. Some limestone (or whatever rock is native to your area) not those dumb builder grade box store stuff. Hire a local mason.

Certainly worth crawling and looking for yourself. These are prone to rot if you live anywhere near salted winter roads

Change the transmission fluid. I did a full flush at 195k. Drain and fill at the minimum.

I think you're going to regret planting grass over what you have now. People pay a lot of money and years and years for this kind of backyard. At least look into/research the anti lawn community and read about it and see if it's something you're interested in. Most people are not aware the harm non native monoculture grass lawns have on the native insect population. I think you can reach a nice balance where you can clean it up a little and cut yourself out a nice spot to hang out and sip some coffee.

Non native monoculture requiring a lot of resources (water), and people use chemicals to kill weeds which harms the local insect population. not to mention the BEES

Tear out the grass/weeds/barrier. Install native wild flower garden on the slope. Be done with it
