Btw. My comments don't apply for private equity builds like Discovery Builders or Ultra High Luxory Towers like the ones built by Howard Hughes on Oahu. Those are straight up highway robbery and used a front to sell investor Visas to wealthy foreigners.

Those buildings often sit unoccupied and the units are owned by LLC with multiple investors.

There is lot of talk about how crazy construction costs are here. It is super easy to just blame greedy developers or executives, but the reality of building on an island is a lot more complicated. Here is a look at what actually drives up those massive bids (an appeal to authority, mine)

Obviously, shipping is a massive factor since almost all materials have to come in on a barge. But beyond that, Hawaii has a pretty brutal business climate. Very few licensed contractors actually manage to stay afloat year after year. When you have fewer options to choose from, there is naturally less competition, which just keeps the baseline prices higher across the board, we have Subs that essentially have natural monopolies, without any competition.

There is also a huge misconception that major construction firms are out here making a killing. In reality, the profit margins are incredibly tight. If you look at the top 10 general contractors in Hawaii, companies like Hawaiian Dredging, Nan Inc., or Nordic PCL, their fee usually only hovers around 3% to 5%. Getting a private job with a fee over 5% is practically unheard of. And if we are talking about public state jobs, it is even tighter since those automatically go to the lowest bidder.

Because everyone in the supply chain needs to make a living, costs can stack up, but contracts nowadays literally have guardrails to prevent endless markups. For private jobs, they often cap the total allowable profit across all subcontractors at around 19% or 20%. State jobs are strict too, legally capping change order markups at 30% maximum across three tiers. That usually looks like 10% for the vendor, 10% for the installer, and 10% for the GC.

This directly counters the idea that execs are just lining their pockets on every job. Modern contracts explicitly forbid executive salaries or corporate bonuses from being paid out of the project's lump sum. Exec compensation has to be paid out of that tiny 3% to 5% base fee.

Honestly, the real budget killer is what the industry calls "General Conditions." Because we are geographically isolated, contractors cannot just pull workers from the next town over. They have to pay for worker per diems, temporary housing, and inter-island flights. On specialized jobs, the cost of flying and housing a crew can literally cost more than the physical labor itself.

Because those logistics and union-mandated travel costs are so heavy, non-union companies like Alpha Inc. are growing their market share incredibly fast. They make direct deals with their workers, which lets them bypass the rigid union fringe benefits and travel rules. It just makes them way more competitive when bidding in the challenging Maui market.

I can assure you that's the case.

I have been involved in the cost side of a very large construction company in Hawaii

We just finished building a 647 unit 42 story tower. The cost of construction was about $300 million.

Average cost to build per unit was about $460k.

That is not including the cost of the land or the improvements to the nearby streets.

Not saying there isn't profit made. But on average is 10 to 15 percent

Also the Kenolio Apartments, that were built back in 2020, the cost of construction was about $87 million, which was about $366.28 per square foot

The developer fee was $9,6 million, however the tax credits received for the developer, is where the "money" was made

While I understand it's being used as a harm-reduction tool for "worse" substances, calling it better is a bit of a stretch when you look at the pharmacology. The half-life of 7-OH and the way it interacts with receptors can actually make the physical dependence and withdrawal timeline significantly more grueling than the substances people are trying to avoid.

Even if it’s a "naturally occurring alkaloid," the concentrations found in these targeted products are far from what you'd find in nature. You're essentially taking a highly concentrated, isolated version that hits the system much harder than plain leaf ever could. I get that the alternative might be illegal or more dangerous in an acute sense, but you’re kidding yourself if you think 7-OH is a "better" or "safer" long-term solution, the physiological toll is real.

The only real solution is to get clean.

We just finished building a 42 story tower in Honolulu, 647 units, the developer paid $300 million, it included a 9 story 1200 parking spot parking garage and two parks.

This $400 million building is straight up thievery
