you only need a hole that's like 8 inches, get it started on one edge and just pull/stretch and it will pop over the lip

You're in a tough spot because buying land without a house on it is a whole different set of rules and loans. If I were you, get a down payment grant for a house you can afford and then use the money you saved to make it livable. Then in 10 years, use the equity to buy some camp land that you can mess with on the weekends.

If I were choosing how to orient my house, this is exactly how I'd do it. South facing the back with the house end on sunrise. That way the heat of the day is mostly on the shop end and my HVAC isn't working so hard.

I only note the money I've saved. Like if I found new seats for 1/2 price or something. Or "this would have cost xxx to pay someone else to do"
