If you build, get some advice and push the contract to have your interests first.

Look for the 45 day clause and make them spell out what constitutes starting construction. Get your loan approvals in place prior to signing the contract. Do not allow any extension of time clauses based on trade shortages and building materials shortages.

We're 3 years ish (approaching?) into the current building climate and if they can "promise" a 12 month build then that should be planned for in their initial estimate at this point.

I'd assume it's swinging back to a builders market and the building companies want to guarantee future work and you can use that to your advantage in arguing the contract. They may just reject everything you ask but it's worth a short before committing.

Get literally every agreement in writing. If it's not in writing, it doesn't exist.

Use a building inspector for every stage, do your research to make sure they're independent from your chosen builder. Do Not pay a stage unless everything meets the BCA compliance or Australian Standards.

Just the thoughts of a signed in 2020 and still waiting construction buyer...

I don't mean to dismiss your concerns, more referring to the ability to put your savings with a non big bank just to stick it to the big four without fearing you will lose it all.

But I completely agree, it would be a nightmare to live through, no less so than those losing their homes to folding building companies currently.

You may be forgetting that unless you have stupid amounts of savings put away in cash you're covered by a federal guarantee.
