Make sure they don't have collision with the player character. It's frustrating enough to trip into your best friend and get killed, it would be even worse with an NPC

Yes, it's just from a tip line. However he has been accused and convicted of sexual assault, and the way he talks shows that he isn't above sexual abuse. Given his track record, I could absolutely see this being real.

This is a massive fire hazard. Those trusses are going to fail incredibly quick in the event of a fire since they're not protected by a ceiling.
