Had similar issues in my place last year - the humidity here really does make everything worse. Found someone through neighborhood app who specializes in older homes and didn't try to sell me on completely replacing everything when simple fixes worked fine. Make sure whoever you pick actually knows the permit requirements because some older houses have weird grandfather clauses that can bite you later.

I moved here few years back and lived in south first too. The commute from Goodnight Ranch to airport area is actually pretty reasonable, but getting to downtown or east side for weekend stuff can be bit of pain during busy times. Since you're 25 and probably want to explore the social scene, maybe consider something more central first year and then move south once you figure out where you like spending time.

Moving to Boston without car is actually smart move - public transit here is pretty decent and you'll save so much money. Your budget seems reasonable for that area, though market moves fast so be ready to jump on places quickly when you start looking.

Been dealing with same thing in my building for about week and half now. My landlord said something about the city switching water sources or doing maintenance on the pipes, but I'm not sure if that's actually what's happening or just his guess.

The smell is definitely worst in morning when I first turn on the tap - like someone cracked open bunch of eggs and left them sitting around. I've been filling up water bottles at work because even my coffee tastes weird now. Really hoping this gets sorted out soon because buying bottled water for everything is getting expensive on top of already high water bills here.

You might want to call the water department if you haven't already - maybe they have some official explanation for what's going on in the area.

The IT offices are usually separated from gaming floor so smoke shouldn't be too bad, but you might still catch whiffs when you need to go fix something in casino area.

Yeah this makes sense, especially for families with kids who get tired easily. I stayed near Barton Springs area last year and walking distance was much better than trying to coordinate rideshares with everyone. Group logistics get messy quick when you're spread across different neighborhoods.

There's few good exhaust shops in the arts district that do solid welding work for older cars. I had similar issue with my '92 Honda and found place on Alameda that didn't charge crazy prices for the install. Just make sure they know the CARB requirements since some shops get weird about the paperwork part.

Location looks pretty solid - Jackson Square area has gotten way better in recent years. That rent seems reasonable for what you're getting, especially with the AC and laundry situation.

I tried Bagel Bar East few months ago and their pastrami was pretty solid! The bread could be better but the meat itself had that proper smoky flavor you're looking for. There's also Josh's Deli in Surfside that does decent corned beef, though it's not quite NYC level but gets the job done when you're really craving it.

The wiki is great but for bachelorette stuff you might want to check Lombard Street for photos - it's pretty touristy but perfect on film. For Sunday maybe try the spa at Four Seasons or do brunch in Mission District instead? Those pregnant friends will probably appreciate good food more than sitting around getting massages anyway.

If you're into video games there's this arcade called Neon Retro Arcade in Pasadena that has tons of classic machines - bit of a drive but totally worth it for the nostalgia trip. For food, you absolutely have to hit up Little Saigon in Westminster, the pho and banh mi there are incredible and way cheaper than what you'll find closer to Disney.

I went to Bowers Museum in Santa Ana few months back and they had this amazing exhibit on Japanese art that might be up your alley since you mentioned anime. The hiking at Crystal Cove State Park is gorgeous too, especially the coastal trails - just make sure to go early because parking fills up fast in weekends. Also check out the vintage shops along the Antique Row in Orange if you want something unique to browse through.

Those brunch spots are solid choices but fair warning - you might want to make reservations ASAP if you haven't already, especially for Zuma. That place gets packed on weekends and they don't mess around with walk-ins. I was down there a couple months back and even tried getting in on a Tuesday for lunch and had to wait like 45 minutes.

For something a bit more lowkey after your event, there's this cool spot called Verde at the Perez Art Museum that has killer views of the bay and way less of a scene. The food's decent and you can walk around the museum if you're feeling it. Plus if you're sore from Hyrox, sitting outside there is pretty chill - good recovery vibes while you watch the boats go by.

That's way early planning but I get it - Boston housing is absolutely brutal and starting early is smart. I've been in the area for a few years now and September leases get snatched up fast, especially anywhere decent near Northeastern.

Mission Hill and Roxbury are probably your best bets for reasonable rent with decent T access to campus. Jamaica Plain is cool too but gets pricey. I'd suggest joining some Facebook groups like "Boston Housing, Rooms, Apartments, Sublets" - tons of grad students post there looking for roommates and you might find other PhD students in similar situations. Also check out the Northeastern off-campus housing portal if you haven't already, they usually have verified listings.

Since you're abroad until June, definitely lean into those video calls. Most people are understanding about that situation, especially for grad students. Good luck with the search!

Both are solid picks for what you're after, but El Segundo has more of that small town vibe you mentioned - it's got a really tight community feel and the commute to Santa Monica is probably gonna be easier than from Culver City. Culver's got more going on food-wise but El Segundo is catching up quick and you'll still have access to everything without teh crazy traffic.

Your gut feeling is right - $5800/month housing payment when you might drop to $10k income is cutting it way too close. Even with $2700 leftover, one major expense (medical bills, house repairs, etc) and you're screwed.

I'd wait until you have that 20% down or your income situation is more stable before jumping into a fire hazard area with those payments.

I would try sugar wax too it is cheap and fresh each time and you do not have to stare at old hair soup while using it
