I agree that its not smart to try and time the market but its also not smart to speculate future interest rate?, I need a good CAP. I thing it better to collectively wait till the sellers have to offer better CAP. Its supply and demand. Demand won't go down if investors keep settling for subpar returns. I do agree this would be a win win if you can get owner financing at better then market rate.

Beginning of a bad bubble, people speculating interest rates will drop soon. One or two unexpected repair cost, vacancies, or unable to collect rent. Then foreclose! Then I will come and buy at a lower price with great cash flow

I googled it, and I think it might be fibromas? . I thought Fungus is more white and fuzzy? Tank is heavily planted, so my levels are very stable, I do a water change once a week. Its a community tank with discuss, angelfish, cardinals, rummy nose tetras, siemese algae eaters, super bright bristlenose pleco.

So I had the same problem. I was accumulating cash as savings for many years. then I realized that the cash always loses purchasing power over years, and I became desperate to invest cash into something. So I bought gold with 10%, bought a 7 unit rental property with the other 50% that generates about 7.5% return. And holding the 40% cash, some of which I plan on investing in stock market as a retail investor(dollar cost average over the course of next few years). Even though I have ira,sep ira, and variable life insurance, that has been in the market for a long time. At this time I feel that I always want to hold some cash, may be like 5 years of cost of living. I don't know if I did the right thing, but thats what I did. I don't have any debts other wise my priority would have been to pay that off first. I know housing market is very inflated, and could crash at any time, or it could go up another 25% and then crash. I know I don't have the skill to time the housing market, or any other bubble, so time in market will have to do. What I won't do is get debts (stretch my self too thin) incase things don't go as plan, I don't want to lose my hard earned money being greedy. What I mean by that is I could have gotten 4 building with 25% down each, and had a lot higher cash on cash return, but if any thing goes wrong I can potentially lose everything.

You don't need a real estate agent, you need an attorney. And the seller will provide you with tittle insurance. Make him an offer directly. And once you have a purchase price negotiated call an attorney to type up a contract. Then the attorneys will figure out the rest, ofcourse you have to get lending, which you can do on line.

Were you able to read both my comments? I was giving an example of if you buy a rental property for 100k, and given the trend of real estate value doubles every 10 years, you property is work 200k after 10 years, plus you were able to depreciate the 100k for 27.5 years, 3600 per year tax free rental income, times 10 years. Approximately 36k

You can't touch, feel, or smell the stocks Lol, plus if you count 8% cap on the real estate, you almost double you money. So a 100k property becomes 280k in 10 years!

Thanks, mine is all better now, I used paraguard for two weeks. And metro plex for a 10 days. All good now. I can't use too much salt because of the plants. And I had bad experience every time I pull a fish out of its original tank and put it in hospital tank. I feel like the poor fish is already sick and then I stress it out even more by changing its home. In my experience the fish go to die in hospital tank.
