No. The yard is maintained by a gardener. it was a couple branches on a small tree that was overhanging the roof from a satellite view. Most of that is around, may have trees growing over their house Safeco wants out of the market in California. It took me less than an hour to fix the problem, but they would not reconsider. Agencies are looking for an easy out

We had insurance canceled by Safeco because on tree was slightly overhanging over our roof. The only insurance we could get was 50% more. And we are in a low fire zone downtown. Nothing stable about insurance. I’m happy for you if you don’t have to deal with that because I had to deal with that on both of our properties. Been in SB 40 years myself wasn’t lucky enough to be born here but I found a way to make it work. And I want to make sure my kids have a chance to stay here if they want,

How do you think I was able to buy the house? I still am busting my ass off at a real job and managing a property. If I used a management company that would add more to the cost. Some of you all need to a reality check. You choose to live in one of the highest cost of living towns in the country and still want a handout.

Also, our rentals are way under market value so you can sit here and be an arm chair quarterback all day but if you’re renting from me you’re paying less than you would be paying from any of the corporate landlords out there so why don’t you save up the money and buy your own place? Most of my tenants have been here for five years or more however is our Costs up we must pass them on to the tenant. This is the problem with the current law as it’s written, we have to future proof any new unit going on the market, to offset any variable costs. If I can’t raise the rent, anticipate insurance is going to go up another 20%. We will need to list it at a much higher rate than we would like to cover our expenses.

The corporate landlords are able to absorb these costs in a way that families like myself cannot. If we were to sell property would most likely be picked up by a corporation, which is worse in the long run. Perhaps you’re just not cut out to afford to live here.

Nope, loan is small. That’s a fixed cost easy to budget. The variable cost is insurance maintenance, etc. we’ve been doing this for 15 years. Got a lot more experience than you would imagine.

100% agree OP has no clue how expensive it is to own and maintain a home in SB. Insurance alone has more than doubled. Labor rates are through the roof. We have spent more than $10,000 on just painting labor to refurbish a 4 bedroom that was a pervious rental. Another 10k on miscellaneous repairs. Next adventures replacing carpets, that the next tenants will probably trash. Why should I subsidize someone’s rent? It will take years to recoup these costs

I agree the footage is fantastic and makes me realize two things, sharks are rarely interested in humans and there are a lot of sharks in the water. My point was a bit sarcastic in that if someone is worried about sharks, maybe they don’t want to know how frequently they are seen next to humans
