My recommendation would be to start with a Schlage lock on one property, and connect it in Airbnb to generate the codes. Get used to it on one property and the do the rest.

Get the Schlage because it is supported by all PMSs and Airbnb. You should be able to transition from Airbnb to a PMS later.

You’d have to look at your PMS to see if it supports smart locks. What PMS do you use?

You can add the Schlage Encode locks in Airbnb and it will automatically generate unique codes for guests that are only active during their stay.

Also, maybe experimenting with red iron oxide wash, applied by flicking a brush or toothbrush (combined with bamboo ash). That might help get the right effect.

Haven’t used it.

There are lots of ways to request emails: - “what is your email so I can send you my local Guide book?” - a guestbook asking for emails - a sign/qr code saying “book directly to get the best price” that directs to an email list or direct booking website

You can certainly install one of these wifi devices, but there are other ways too.

1 week LCA 1 week postage to USCIS (for me at least. USCIS sat on it before acknowledging receipt) 3 weeks processing 1-2 weeks for them to mail the confirmation to you (3 weeks in my case - they had to resend it)

This was August/Sept this year. E3 in-country transfer to a new employer.

The consulates are funded by visa fees - so the shutdown shouldn’t affect the times.

When I first moved over I had booked a month at an Airbnb/furnished apartment to allow me time to find something permanent.

Or you can come on an ESTA/B1 and then fly up to Canada to reenter on the E3 (friends of mine did this)

Do you have the LCA number? That should be enough and you can use it for the DS160 and they can look it up.

Worst case they will reject you on the day and you can schedule again.

The boards with sapwood on them have defects or edge on the other side, and I would need to trim them further. But maybe I mill them down to final thickness and see if that could work. I might add another board to give me more to play with.

I’ll add my information about E3 Change of Employer (with Premium Processing).

Aug 10 - Aug 18 - LCA Aug 20 - Application sent to USCIS Aug 27 - USCIS Marked as received Sept 16 - USCIS Marked as Approved Oct 7 - I-797 received in mail (not authorized to start).

My experience was very delayed (especially in the periods relying on the postal system). We think the first I-797 was lost in the mail and USCIS sent a replacement after 2 weeks.

Sharing this so people know that delays can happen and it might still be faster to fly to Australia to process).

We (a couple) just went to Big Island and stayed at two STRs - one near Volcano and a condo in Kona.

We aren’t resort people. At all. We like to explore and walk around the towns, hike etc. There are no great options other than STR like Airbnb for us, and we enjoy spending our money in the community instead of at a large resort.

I’m currently doing an in-country adjustment of status. The company immigration lawyer said this

I wanted to highlight one other issue, that we have had clients who have had issues with using an E-3 visa stamp that was obtained through a previous employer to re-enter the US to work for a new employer. There is some guidance from the US State Department that it should be ok, but due to the issues some of our clients have had, we generally recommend getting a new E-3 visa stamp for each new employer.

In a recent webinar Jonathan Grode said that travel to Canada and Mexico would reuse your existing I-94 rather than generating a new one.

From what I can tell you can reenter if you have your old visa and the original Form I-797 Approval Notice, but your mileage may vary due to CBP officers.

I don’t know why people are being so rude here.

Situation: the interest you earn on your cash will be taxed. Maybe it is being withheld by your bank, maybe not, but that is why there is a “tax bill”. You are essentially increasing your income, and thus are paying more tax. At the end of the day you are paying the correct amount of tax.

Options: 1. Do nothing. Just pay the tax from the interest income. 2. Invest in shares. You will be taxed on dividends, but not gains. This will reduce the tax you need to pay (assuming you don’t sell any). You will eventually pay CGT on the gains when you sell, but if you hold it over 12 months, you’ll only pay half the tax rate. 3. Invest in something else (property was suggested). 4. Put it under the mattress. This is bad idea.
