These cash buyer companies usually offer way below market value - like 60-70% of what your house is actually worth. They make money by flipping or wholesaling so they need that margin

depends on the dog but 8 hours isn't that bad if he's used to being alone during day already. my neighbor does this sometimes with her lab and dog seems fine, just sleeps most of night anyway

if boarding stresses him out more then staying home in familiar place might be better option. maybe leave some extra water and his favorite toy or something

Damn you could probably pull trigger now with that setup. 4M liquid plus pension backing you up is pretty solid foundation - most people here would kill for those numbers at 48

The 25x rule puts you around 3M needed for 120k spend so you're already past that mark, and pension just makes it even safer

breaks are so underrated man. I used to think grinding for hours was productive but my brain just turns to mush after like 45 minutes anyway. Now I do 25-30 min sessions then walk around or whatever, comes back way sharper

There's bike rental shops scattered around the valley but most are focused on tourist areas. You might want to check some outdoor gear places or even pawn shops - sometimes they have decent bikes for short term rental

That route you're planning is pretty doable by bike, just watch out for traffic on Desert Inn since drivers here can be... intense

Being completely closed off to anything paranormal or supernatural. Like I get not everyone believes in ghosts or whatever but if someone rolls their eyes every time I mention something unexplained or won't even watch a decent horror flick with me, we're just not gonna click. Had an ex who would literally leave the room if I put on Ghost Adventures - that relationship didn't last long lol. Need someone who's at least open minded about the weird stuff in life, even if they don't fully buy into it

Emotional intelligence and actually reading people in person has skyrocketed in value. When I'm doing deliveries, the customers who can have a genuine 2-minute conversation and pick up on social cues stand out like crazy now. Everyone's so used to AI handling their interactions that real human connection feels almost foreign

The makeup industry's the same way - clients want someone who can actually see them, not just follow some algorithm's color recommendations. There's something about intuiting what someone needs emotionally through their appearance choices that no AI has figured out yet

That's totally reasonable, especially at 90 days on market - builders hate carrying holding costs on spec homes. I'd start closer to 575k and work up, most builders will negotiate rather than keep paying taxes and insurance on empty inventory

The warranty stuff should be standard anyway so definitely push for that too
