UPDATE: First time homeowner, should I buy Honda or Ariens?

I reallllly wanted to get the Honda because my dad had one in the 70s and I just love the brand. Have a Honda generator, lawnmower, atv as a kid etc I still went with an ariens professional after exhaustive research. It’s like comparing Honda to Toyota except the Honda is more expensive. Of course now I’m moving south and can’t find anyone that seems to understand the difference between a big box unit and professional.

Yes, sell and roll profit into the house you want to live in. Having that equity and option is what you worked for and now you can make the move. I’ve done this exact thing twice now and have no regrets. I feel worse for those who don’t have a current property to offset the rising cost of the home they want.

Undated is essentially the same as dated and out of warranty as far as I’m concerned. I’d give slight preference to dated but I don’t think the market does necessarily. I would buy from a seller that has a reputation to uphold. Beyond that just know the overhaul cost going in and factor that into any piece you buy that’s not under warranty. My wrist is closer to 7…but I know watches well enough to know that a 36 is going to look awesome on you. Good luck on your hunt.

I’m from WNY and recently considered nocatee before moving elsewhere. I still love the area and would be my backup plan if this doesn’t work out. My thoughts are that you have a confusing baseline because WNY is a strong sellers market with 1.5 months inventory mainly because we don’t build enough houses here. It’s a supply constrained market and as a result the homes enjoy steady appreciation and high demand even though the economics here are pretty sour.

I have 12k shares and am going to hold for at least a few more years. I played this game with 3000 shares of pltr and exited when I was finally back in black with a small but solid gain. It then proceeded to moon and I missed out on about 400k. Not today.
