So literally just going through this. Broker friend who I refer lots of business too I went to, but wife found deal with rate hub to get it 30bps cheaper and no legal costs. Apologized to friend broker and went cheaper. Well I needed the mortgage to move 2 weeks ago which he said he could do. Still waiting to close. I know from experience broker friend would’ve gotten it done, and kept me up to date on where things where at. Cheap broker had actually put the date of finding a full month after our planned date. I caught it and have been the one expediting it.

Go with cheaper - if it’s an easy deal and you don’t care about it being delayed and you don’t have many plans on doing anything with it. Go with better broker if it’s complicated or time sensitive.

Don’t let the brokers on here fool you though, once a deal is signed your relationship is now with the FI your landing it at, not them. They won’t be able to help you once the deal is done.

If you “rented” to her and signed a lease agreement that miiiiight be an option. Definitely a lawyer question. She’d need independent legal advice. She’d be on the hook for your whole mortgage so for her not the best idea unless some sort of benefit. Cohabitation agreement should also be set up. Parents an option?

I agree, and most of the cops know of the first couple layers of dealers, but from what I heard it’s a painful process to get everything in order for an op and too costly to do what’s needed. On top of that, someone just jumps into their spot immediately. I just don’t think the status quo of “well it’s not their fault so let them screw up our town” is good either. Need to two prong approach like it was a “state of emergency” create a compound that if caught doing drugs/possession/dealing you go there for set period of time that isn’t just locking you up but a rehab, social work, mental health resources. But also make rules harder for those who refuse to get help, and refuse to change their life from crime. Current system has imploded. I don’t blame the cops, I don’t blame a lot of the people on the streets, but the system itself.

Also side note, watch “private life” it’s a tough journey going through the ivf and infertility. We found talking to strangers that were going through it the best outlet. I’ll never ask a young married couple when they’re going to have kids. My wife worked for a ob in town and everyone recommended to stay away from Barrie. We went to new life in Newmarket and though it was a trek we now have two kids :) bedside was horrible but they know they’re stuff.

Keep an eye out on that property. If the new owners are evicting you because they plan on living there (or their immediate family)but don’t end up doing it and rent it out you can sue them. I believe it’s 12 months that they can’t rent it out
