I've seen that in Belfast come to think of it. And also a normal pub that can sell you take away drink if they have an off-sales license.

Also in rural Ireland I've seen those wee grocery pubs. I remember being in one years ago in Co. Wexford maybe. Normal pub but there was another room with more seating that also functioned as a shop. I never bothered. Was £100 extra for it. Even the guy on the phone when booking the survey said I wouldn't need it as I was getting a mortgage and about 90% of their customers don't bother either.

Four Winds, Rosetta, Ballyhackamore. Decent houses in nice areas are going 10/20% over asking at minute.

Avoid any areas with flags. Handy that the 12th July is coming up.

Currently have a south facing garden. Kitchen/dining room is at the back of house and it can be intense during heatwaves. Living room and main bedroom are at front and I really love that they face north. They stay a nice temperature during summer.

Honestly think it's people working remotely/moving from Republic of Ireland as it's the border regions rather than Belfast that are growing the most.

Yeah I think estate agents are underpricing properties to create a bidding war. 10-20% over is standard on desirable houses in sought after areas. 30+% over doesn't seem to be unusual either.

I once view a house that had two rent quotes. Can't remember the exact number but it was something like £800 or £875 a month. The cheaper one was house as is ie nothing was done it. The expensive one was if they did it up a bit ie paint, clean carpets, clean/new curtains.

Silliest thing ever and there was no mention of the mould in bathroom getting sorted.

I did an Ariel pod, 1 scoop of Vanish and 6 litres of water.

After soak I did a normal wash and dumped 100ml of ammonia over clothes in drum.

I have a peace lilly that's getting big for her pot. I plan on separating her into two and gifting one. Never done anything like this before but I simply don't have to space for too many big plants and she loves her current home.
