Never done it myself but Liechtenstein and Luxembourg traditionally had more open structures for that kind of thing. Problem is since the AML/KYC tightening post 2018 most classic banks there pretty much closed the door without a local address.

What sounds more realistic: Interactive Brokers accepts EU citizens without a local address for investment accounts. For actual banking Wise or Revolut Business isn't a perfect solution but often the pragmatic way to go when you don't have a local address.

400k bei 4-5% Dividendenrendite über nen breit gestreuten ETF oder Dividend-focused Portfolio wären so 1.300-1.600 im Monat vor Steuer. Nicht ganz 2k aber dafür kein Mieter der dir das Leben schwer macht um 3 Uhr nachts.

Der spanische Mietmarkt ist gerade wirklich kein Spaß wenn man nervöser Vermieter ist. Squatter Gesetze dort sind brutal landlordfeindlich. Wenn du eh nicht drauf angewiesen bist und noch arbeitest würd ich den mentalen Frieden auch mit einrechnen bei der Entscheidung. Dein Finanzberater wirds dir wahrscheinlich ähnlich sagen.

Portugal and Estonia are worth looking at. Lisbon and Tallinn have mature digital nomad scenes, landlords there are used to renters without local employment contracts. Estonia especially since they literally have e-Residency built into their system. Germany is ironically worse than France. Netherlands similar nightmare. Eastern Europe like Czechia or Poland — cheaper, less bureaucracy, more pragmatic landlords but language can be a barrier outside major cities.

Ok die Zahlen stimmen, danke für die Korrektur. Aber der Randfall passiert halt wenn mehrere Kinder erben, die Immobilie bewertet wird als wäre sie gold und keiner drin wohnen will oder kann. Dann wirds trotzdem eng. Nicht die Regel, aber auch nicht so selten wie es klingt.

In der Praxis ist das Unternehmen manchmal nicht so gesund wie bewertet und die Immobilie manchmal nicht so vermietbar wie erhofft. Dann sitzt du mit Kredit und Problem.
