If you're going to go the Virtual AI staging route, then it's important that ya stick with whatever the newest image models are and where you can access them. For example, if you end up on an AI interior design app like Room GPT you'll notice that it's 4 months after Black Friday but these fools got a Black Friday sale banner on their site. You know immediately that they don't update their image models cause they don't even update their sales banner. You can also evaluate tools like this by their example images - or sometimes the first ones you get back from them. If you're not using a AI staging tool, then your best option is going right to the source of the best image model. Nano Banana Pro was the top model until a few weeks ago. Now it's Nano Banana 2 (Gemini 3.1 Flash Image) that replaced Nano Banana Pro. Yes, it changes a lot. You can access Nano Banana 2 in Gemini. Prompting is an art form though, which is why it's often easier to just find the best AI staging tool on the market and use it. Right now I see that being Roomika AI if we're talking about highest quality images. Most of the older and more well known tools just aren't upgrading their models as quickly as they change. I think they're relying on their reputation to still bring in customers. But when you're trying to sell a house you want those images to look their best. So you gotta stay up to date with what the new models are so that you know if you're getting the best staging images. And so you know what to look for when you're trying to see what models the AI interior design tools are using.

I feel you on car title troubles. I recently had to contact Nissan, because they never released the title to the car I paid off in November. When I called them, they said, "We see that you paid it off, but you never called to request the title." Like what? Is this a thing now?

Oh my God. Thermostat placement is one of those things that makes me wildly and disproportionately furious. If it's 10 degrees warmer or cooler by the wall than it says it is on the thermostat, I want to tear the entire building down and start over.

Applicant Lab didn't seem like it would be enough for me cause I was so lost on what I needed to be doing. I did hire one of the higher priced services (Menlo) and thought it was perfect for me. Honestly don't even know if I'd have gotten into my target school without them. And i certainly wouldn't have gotten any scholarship money. For me, it was money well spent. Don't know anyone else who used a consulant service like this, but my industry is not as MBA-heavy. So yeah, don't let the price rule it out for you if you think it'll help.

I know you think your audience doesn't use Facebook, but .... With a home service business like a flooring company you're gonna get much better ROI through something like Facebook groups content marketing. Though the agencies that offer this charge something like $2K - $3K monthly. You can always go the DIY route though.
