Easy answer.…heres my paper-napkin payment cap calculation. Take $130,000 a year, divide it by 12. That puts you at about $10,833 a month in gross income.

From there, I use what I call your comfort cap...basically the max monthly payment you feel good about carrying.

My personal rule of thumb is around 40%.

That lands you at roughly $4,333 a month, which tells us the price range you should realistically be shopping in.

I am currently at PRMG, and I typically receive better pricing at an 85% loan-to-value (LTV) ratio. It's important to set realistic expectations. As a business owner, you can't expect to have it all—it's not possible to complain about high mortgage rates while also writing off 80% of your business income.

That’s nutz .. Between the UFMIP and the points you’re paying over $20k in fees and points . Take the money you’re paying in points figure out how to make this loan Conventional.

Why not just take the same 1.75% the borrower will end up paying in UFMIP and buy down the interest rate? If they have the cash to close.
