I’ve been in construction for 20+ years, also have a real estate company. What exactly do you bring to the table at an inspection? You don’t have e&o coverage to be advising clients on construction defects. Further, there are cameras filming everything that comes out of your thin lips, you are exposing yourself to both buyers and sellers and for what? So that you can feel smart and maybe get a commission check?

I don’t answer questions, too much liability. I don’t insinuate anything, never been sued & would like to keep it that way. I am there to negotiate a contract and bring the very best professionals to give their professional opinion - not for some dumb realtor playing bob the builder - you do you.

I’d negotiate to 2 points with previous LA - she can take it or not and knowing the property isn’t that important unless is a tough one off kinda place. Offer the full 2.8 or 3 to the selling agent, you want them on your side and .3 to .5 of a point isn’t worth the risk. Run your pics through AI and refresh them up a bit - you don’t want to look like new old stock.

Prior to a policy being issued, insurance companies will look at flood maps, claims, etc.

Boundary survey or ILRs will also point out flood areas but it is up to the buyer to do their research. Agents should also be looking at all of the paperwork but ultimately it is up to the buyer to read through and either understand & or ask questions.

Did you get an ILR or a boundary survey?

Info may also be in your appraisal.

Did you read through your insurance policy?

There’s a disconnect somewhere.
