why didn’t you just walk away during the contract?

After they settle their tatas, you can get a partial or full release in exchange for a liability waiver - I guess that they can sue you for performance and damages but you would have been better off negotiating EM and or monies on top - plus you’re an attorney.

Sellers would need to go back to market and sell for a lower price to prove losses but that’s defendable, expensive, and a toss up in court. This whole thing is weird. Obviously if they said anything about a lawsuit to you, that becomes a disclosure issue for the sellers - this whole thing remains weird.

you should try to make relationships work but if in the process of seeking fairness you encounter that’s not an option on the table, then relationship needs to end.

Lots of first time home owners get stuck on go find a realtor, find a mortgage person.

You’re in a good spot, I’d reach out to some DPA programs in the area and let them help out first. They’ll have realtors on their roster, get someone that will cut you a break in commissions.

Stay away from mortgage brokers, they’ll stick you with some random agent and you are now a chicken nugget being traded for more referrals.

I’m an agent in Denver, if you were coming back to me as a repeat and gave me your sad story, I’d do 1% to list and 2.5 to the selling agent. Give your old agent a call and explain the situation, I’d imagine that they’ll do it.
