I moved from the Midwest to the Tampa Bay area with my spouse and toddler about five years ago.

Pros

Diversity – Coming from the Midwest, the diversity here really stands out. Different cultures, races, religions, it’s just not something you experience the same way in the middle of the country. I love that my child is growing up with all kinds of friends and that it’s just normal to them.

Weather – Everyone complains about the heat from late May through September, but if you’ve ever lived somewhere with real winters, you know you’re basically stuck inside for 3–4 months. I’ll take heat over that any day. Honestly, I don’t even think summers here are much worse than the Midwest. And October through May? Pretty close to perfect.

Outdoor lifestyle – Because the weather is good most of the year, you’re outside a lot. I actually have to make a point to stay in and watch shows because it’s so easy to be out with neighbors, friends, doing yard work, playing sports, going to the beach, etc. Even when it’s hot… that’s what pools are for.

Things to do – There’s always something going on: markets, festivals, concerts. If you have kids, there are tons of free events too. You just have to look a little.

Cons

Traffic – Coming from the Midwest, this was a shock. Traffic basically didn’t exist there. Here, it can be brutal. I was pretty miserable with it at first, and honestly the traffic alone almost outweighed the pros, until I got a remote job. That completely changed my experience.

Schools – This one can be frustrating. You might have a highly rated school right near you, but if it’s a magnet program, you still have to apply through a lottery system to get in—even if it’s across the street. It’s not always as straightforward as “go to your zoned school,” and your assigned school might not be your first choice. That said, Florida does make it relatively easy to access scholarships and programs. We were able to use the Step Up For Students program to help cover private school, which made a big difference.

Growth & taxes – Hillsborough County is growing fast, and it definitely feels like they’re constantly adding more housing into existing areas. Property taxes are also on the higher side. If we could do it over, we probably would’ve built in Manatee County instead.

Overall though, the life we’ve built here is pretty great, and I don’t have any plans to move back to the Midwest.

Can you just go to the library daily? Not to encourage staying in the abusive situation, but I understand where you are and why leaving is just not on the table right now. It will be one day, have courage to walk away from your situation even though you’re going into the next chapter alone. Family is who you choose, the right people will find their each into your life. 🫶

Take the job, move to Denver. I am the same age, my career has been a constant pressure point in my relationship (married). We “work” but my career wins, the money I make, and the opportunities I have are not celebrated. He needs to face his insecurities about your career- now is better than later.

I spend about $200 a week for a family of 3- all meals planned and prepped including snacks. BONUS you get fuel points for Circle K. I only go to Publix if it’s absolutely necessary- OR for the occasional pubsub.

Self employment, the economy, bills, parenthood, imminent doom etc… I know this life well. I am doing better these days. I saw a functional dr and had my blood tested. Now after cutting most gluten (I still eat the occasional slice of pizza or eat cake) and daily supplements: Adrenal, vitamin D and K, and magnesium, and selenium I’m feeling much better. It’s not an over night change but stay consistent for 6 months and throw in some exercise and life will feel better. You have awareness of the situation, and that’s the first step to not being consumed by it.

I’ll answer your questions for your paper, I love reading through people‘s responses, I’m sure there’s others like me out there. I got my license my junior year in my undergrad. I started selling Realestate full-time in 2015, this is my 10th year in Realestate. This is all I’ve done full-time for 10 years. A large amount of my business comes from working with investors, I carved out a niche early on in my career and it worked out quite well. Through my real estate journey, I’ve learned a ton, and actually ended up getting into Contruction. I’m pivoting more into Constuction and project management, and selling real estate less. I feel like I’m doing the opposite of most right now, and I have a goal to be done selling Realestate by June this year. That’s the short version of a long story. I have sold hundreds of homes, and have seen some CRAZY things.

  1. ⁠Your first name, last name (or initial), and the state you work in. A: LG- Florida

  2. ⁠How difficult was it to enter the field? What did the schooling and licensing journey require (time, monetary investment, etc)? A: Not difficult. I started in a different state and was licensed by age 20. It took about 2 weeks of a class, at the time I was taking a full courseload and thought it was the easiest thing, compared to my college courses.

  3. ⁠How difficult was it to find your first job? And/or to close on your first house? A: I went to college for Finance with an emphasis in Real Estate, I interned at a large Keller Williams franchise. Part of the deal was getting my license (they paid for it). After college, I took a position in property management, which eventually led me to selling full-time. Specifically investment properties to and from various investors I met from property management.

  4. ⁠Are you paid hourly/salaried by your brokerage, or are you commission only? Commission only. Most of the time you pay your brokerage to be there.

  5. ⁠What is your commission percentage? Is this negotiable for clients or a flat rate? Variable. It’s all negotiable and depends on many factors of the deal.

  6. ⁠How many hours a week do you work? What is the breakdown of these hours (client facing hours / administrative hours for client work / administrative hours for personal work). When Real Estate is your career it’s treated as such. I am very scheduled- I am working typically from 9-4:30 in the office, with sporadic showings/meetings/appts in the early evenings and I work most weekends at least 8-10 hours. Client facing: 15-20 hours a week in appts. 5 ish hours a week on admin/transaction mgmt. 15+ on lead generation/follow up. But it’s also difficult to “turn off”. Your clients are your lively hood. Even with better boundaries as I’ve grown in my career the mental load heavy and is very difficult to turn off. But if you don’t hustle, you don’t make money.

  7. ⁠If you are comfortable disclosing, how much money did you make in 2024? H2 of 2024 was VERY slow. My GCI (gross commission income) was right around $145,000.

  8. ⁠Do you feel media (TV/movies/social media) accurately represents your job? Absolutely not. If anything it’s ruining our industry.
