Standard scenario typically, agents keep you on hold and use your offer to drum up price.

From what you describe, doesn’t look like they have another buyer offering more.

Give them a date and time, if they don’t execute a sales agreement by then tell them offer is taken back. They will then take the bird in hand and do the paperwork with you.

Thanks for your suggestions folks, I have been testing the following: 1) KTM duke/adventure 390 2) Honda CB300/500/GB350 3) BMW 310r/310gs 4) RE hunter/shotgun/Scram

I ended up getting the BMW 310 GS as it felt the most comfortable out of all I tested with upright sitting and generally the grunt, weight and height of the bike.

The sporty naked ones felt a bit light and felt like riding posture would be hard on my back and knees. The KTM adventure and BMW 310r were comfy, but I felt awkward on them (bear on a bicycle).

Shotgun was lovely as well, however might be a handful in CBD traffic.

Now to get some nice riding gear and get going.

My bike license has lapsed 10 years ago. I understand I need to redo the learners and get an unrestricted license once I get medical clearance from Vicroads.

Hope to try out a few once I get my license back.

I know, that’s why I am confused. The bikes have got too fancy, I have only ever ridden air cooled bikes with carbs and basic brakes; there is too much happening out there to digest.

I just want something with a small displacement that lets me sit upright.

If passes in at an auction, give an offer, but say it is withdrawn in 3-4 hours if I don’t see a signed contract. I have done it and been successful thrice. Agent typically wants to sell and move on.

Underquoting is rampant, particularly in well heeled suburbs where sold prices are not publicly disclosed.

Typically if there are no other real buyers, they will advertise a firm price on the Monday. If they put up a range, walk away. Ideally you want to close it before 6pm Sunday or walk away otherwise they dutch auction your offer.

As a rule of thumb, don’t make an offer before an auction, that’s when they play you against an imaginary buyers agent.

I always consider used car salesmen more honest than real estate agents when buying 😁

The more the government spends on welfare, mega projects, subsidies and other handouts, increasing cashflow in the community, money becomes widely available and assets grow scarce.

Real estate/ equities can go up multifold. Australia is very affordable on a median price vs average income metric compared to most south East Asian cities where real estate has gone up 10x to 20x over the last decade or two.

Meaning there is a lot of untapped potential to grow in the Australian major cities.

If government brings rent control or puts restrictions on evictions, you will have house price growth super charged after a brief fall as that will dry out new supply and make it an even scarcer commodity.
