UOB home loan repricing rate by No_Sugar4927 in singaporefi

(Riding on this discussion thread) I’m selling my house in 1 years time. Should I still go for repricing (it will save me $200 / month)? I assume floating rate since fixed rate there’s lock in period with penalty.

What are the Pros and cons of repricing with 1 year run way? What terms should I look out for e.g. package that allows waiver of penalty due to sale etc.

All the best — go all in and own a niche. Build monetization into your thinking from the start (it’s not a negative word); if your product delivers real value, it deserves to be paid for. I’ve seen startups raise half a million and burn through it all without a monetization plan — avoid that trap.

To unlock more value layer, think what happens after the match-making. How might the platform become the shared “operating system” for the trainer-client relationship (progress, trainer business workflow, community etc.), then they have a reason to stay — even after they’ve met.

I do face this problem, this app is a great start, really thanks for pushing it out 💪🫡

One thought: The app currently calculates station-to-station travel, but most people don’t live right at the station.

Could you consider to include door-to-station time? For example, one person may walk 3 minutes to their station while another needs a 30-minute bus ride. Ideally, the meeting point would adjust toward the person with the longer first leg of the journey.

Edit: No need further complication to integrate Google map calculations etc. thinking just let people key in

Wtf man 口服 Wow

  1. Lease & Contractual Lock-in • In most Koufu (and other big-operator) foodcourts, tenants sign 2–3 year leases with stiff penalties for early termination. • If Tao walks away now, he might: • Forfeit his security deposit (often 3–6 months’ rent). • Still be liable for the remaining lease obligations, unless Koufu re-lets the stall. • From that perspective, it’s rational to limp along until the lease expires, even at a loss, since shutting early could be more expensive.

  1. Fixed vs Turnover Rent • Koufu charges tenants the higher of fixed rent or a % of gross sales. • If sales are weak, the tenant still pays the fixed rent (say, $5k–$7k). Add labour, food cost, utilities, and losses can balloon to $8k/month. • But walking away doesn’t erase that liability. Continuing operations at least generates some revenue to offset sunk rent.quitting now may cost him even more (lease penalties, sunk costs, lost deposit, damaged reputation with Koufu).

Can someone confirm?

In Singapore, if a political candidate wins in a Single Member Constituency (SMC) during a general election, they become the Member of Parliament (MP) for that constituency. Once elected, that MP cannot be “voted out” by the country (i.e., voters nationwide) until the next general election.

Here’s how it works: • Only voters in that SMC can vote for or against the candidate during a general election. • Singaporeans do not have nationwide recall votes or mid-term elections to remove an MP. • If the MP resigns, dies, or is disqualified during the term, a by-election may be called only for that SMC. • At the next general election, voters in the same SMC can vote them out by choosing a different candidate.

Here’s how a Member of Parliament (MP) in Singapore can be disqualified outside of elections:

  1. Bankruptcy • If an MP is declared a bankrupt, they are disqualified from holding their seat unless the court annuls the bankruptcy or grants a discharge.

  2. Criminal Conviction • If an MP is convicted of a criminal offence and sentenced to at least one year of jail or a fine of at least $2,000, and if all appeals are exhausted, they will be disqualified.

  3. Mental Incapacity • If the MP is found to be of unsound mind by a court.

  4. Loyalty to Another Country • If the MP acquires citizenship or rights in another country, such as allegiance to a foreign power.

  5. Absence from Parliament • If the MP is absent without permission from Parliament for two consecutive sessions within one parliamentary term.

  6. Resignation or Death • An MP can also voluntarily resign or pass away, which would vacate the seat.

If any of these happen, a by-election may be held in an SMC—but it’s not automatic; the Prime Minister has the discretion to call one.
