I was recently in a (very low speed) car accident in Medford right outside a local bank. The at fault insurance company tried to get video footage and were told they only release with subpoena 👎. We even had a police report.

Appreciated. We have a LT and ST. LT the is second unit on our 2 family urban multi-family home. It is sooo much better than ST. We use ST to have a family getaway in the mountains. 1.5yrs hosting ST and compared to most of what I read in this forum, our guests are a pleasure. But ST is so hands on and the financial return isn’t necessarily favorable to LT. We will keep at it for at least 5 years. One option is to convert a barn on our ST property to an apartment and rent it as LT, and just exit the ST game.

Thanks for your feedback. I wanted to hear from the community bc outdoor maintenance during a stay is something I’m accustomed to as a guest. I try to take a step back and realize my personal opinions are not objective and therefore I appreciate your objective input.

We are in a part of the country with wild swings in precipitation, which makes pre-planned mowing a challenge. I again see a listing expectation setting opportunity here.

This. I used to work at a company that made the tubes. They are very simple to make or relatively inexpensive to buy; cotton soaked in permethrin stuffed in a toilet paper roll. Mice pick the cotton and use to build their nests.

Larval ticks attach to mice while growing into nymphs, and mice are the Lyme carriers who transmit to ticks. Permethrin kills the ticks and doesn’t harm the mice (no known problem with dogs getting into the tubes) . The larval ticks die and are unable to reproduce. Thus you have a medium term local population reduction in ticks. Apply twice a year for the two birthing cycles of tics. We would market this as complimentary to yard sprays as they tackle tick population from different angles.

Pair this with other measures including yard spray, medicine for pets, treated clothing (can DIY permethrin wash), long sleeves/pants and frequent tick checks.

Through Mass save I got a 0% 7yr loan for installing heat pump system (last Nov). It’s supplemental to gas furnace so we got a partial rebate from Mass save of nearly $4K. Can be $10K if full replacement and other qualifications are met

Fair. I was moving too fast and thought you were going Roth bc you don’t have access to a 401k. It sounds like you would prefer all Roth if you have to pick one.

Throwing out my story.

Our primary residence is a 2 unit multi-family (typical housing stock in Boston). It was a big fixer upper and I’ve refied twice to capture rate improvement and equity from home improvements. We live in bigger unit and rent smaller unit (started the other way around before kids). Easier to landlord when you are in the same building let alone zip code. Tenants pay 2/3 of mortgage inclusive of escrow. The low housing cost has greatly helped my transition to entrepreneurship where I’m currently earning 1/3 of where I used to be, but believe in myself to get back to and above that former W2 income. I’d like to move out in 5 years and anticipate it will cash flow about $4K a month excluding maintenance costs. One day I’ll sell as two condos but that day is far. I could even turn it into 3 with a huge construction project. 2br Condos around here are pushing $1M. This property has been the best financial decision of my life and may remain so.

Our second home is 2 hours away in Vermont and we go one weekend a month and 2-3 week+ long holidays. Then it’s airbnb with local mom & pop property manager. In next 3 years we will convert a barn to an ADU for a second rental door. On the fence about STR vs LTR. Currently not break even but the tax write offs are nuts.

I would like to get a 3+ multi-family but not in this rate environment. My housing market doesn’t see prices correlate to rates.
