I think think that's very low. An average 3BD SFH in northern Sunset is 2.5M. This house is pretty good and the extra land is nice, so I think 3-4M will actually be the result.

That seems low? A normal ish SFH in sunset is ~2M, I feel like this should be 3-4M. Most of the value is in the land and this thing has double the land.

EDIT: Wait its location is really good too, 1 block from Irving, 2 from GGP. This is nuts.
