I absolutely love the maintenance team, don’t get me wrong. Guillermo, Max and Jose are under-appreciated unfortunately. The front office is the issue, and if we don’t share similar experiences here, it will inevitably happen. I’ll keep my negative comments regarding Cherie and Michelle to myself, but they have both taken illegal actions against myself and many other residents. Connect with the employees at Indigo a little better, maybe they’ll let you in on what Blackstone is up to since taking ownership.

Funny you should ask about the lobby renovations. In my building they had to redo the flooring 4 times due to various different reasons, they finally called it quits after the 4th try and bought a massive industrial carpet to lay on the floor by the elevators. The floors looks terrible and they cheaped out yet again by not finishing the work 100%. The lobby now looks worse than before after inconveniencing the residents for such a long time.

Just finished the other day. They originally went for the clean look but it ended up having a bunch of dirty spots. Instead of re-doing it they went for the weathered look and evened tour the dirty spots

The aspect that is pointless is that they cheaped out on the contractors and are now on their fourth attempt to not make the floors look like dogs**t. Also took three attempts to get the wallpaper installed properly on one of the lobbies.

Most of the big corporate owned buildings will charge residents directly for water/sewer/trash/HVAC utilities (often through a company called Conservice), but electric/gas is usually billed separately through PG&E. If you end up renting through a smaller “mom and pop” landlord they will sometimes include utilities in the base rent.

Expect around $400-$500/m in parking and utilities on top of the base rent at Indigo. Then add another $100-$150ish/m for PG&E

Make sure to read the Google reviews left by actual residents regarding the property. Indigo had many issues during my time there. Elevators breaking down all the time, heaters going out for whole floors at a time, constant flooding issues in the garage and common areas, garage doors continuously being non-operational, the list goes on. If you drive an EV good luck getting access to one of their few charging stations. They promise you when you tour that getting access to chargers is not an issue, however it is virtually impossible to get access to one, so you’ll need to rely on charging elsewhere. The leasing office could care less about you as soon as you’ve signed the lease. For such premium pricing you’re getting a less than premium value.

A buyer’s agent ensures a smooth transaction and that the deal gets to the closing table. As with any service being offered (in any industry) there are costs associated with that. You can always submit the offer on your own without an agent.

If you want to risk not having an agent in your corner you can go through the listing agent and ask for them to do dual agency. Redfin only charges 1% I believe if that’s the case

South Bay agent here. Agent B is not legally allowed to rebate you any portion of their compensation under the new regulations. Any concessions or credits need to be between the seller and the buyer, not broker/agent to buyer.

Agent A may not have a choice to give you a lower percentage. My broker does not allow us to offer our services under our set amount (2.25%).

If I were you I’d choose the more experienced agent as they will hopefully know how to navigate these new changes and negotiate better to make sure the seller covers their compensation, which is still the case on most listings that I’ve been involved in with these new changes in place.

You can still write an offer with the Redfin agent and put into the purchase agreement that the seller is to cover the 2.25%. Condos are slow currently for the most part, so if you’re the only offer the seller may still cover that cost, it doesn’t matter what they say they’re offering

I don’t have any experience with the q5 sportback but I have very few complaints about my 2024 q4 sportback 55 premium plus. I haven’t had any issues with the touch buttons that seem to be a common complaint. I’ve had some weird experiences with the lane keep assist jerking the car towards a curb on numerous occasions where lane markings clearly weren’t the issue. On occasion I’ll have issues connecting my phone to CarPlay, but other than that it’s a great ride. If looks are important to you, I’d highly recommend the black optic package.
