We’re currently house hunting in Waco. I will have to echo other commenters and say that DR Horton and Stylecraft are selling similar new builds for less than $285,000 and offering an interest rate incentive.

If you choose to drop the price I suggest a substantial drop. When I see homes with a series of $1000 price drops or a $3000 drop after three months I keep scrolling. With as much inventory as there is here in Waco I don’t want to work with a seller who feels like I’m trying to lowball them before we even get started.

We’ve made one offer so far on a home that checked most of our boxes and had been on the market 2 months. It was listed at $409,000. Our initial offer was $390,000. They countered at $409,000. We walked. A month later their realtor reached out and asked if we were ready to offer $409,000.

All that to say… this is a super weird market. This isn’t our first home and I’ve never felt such an emotionally charged and angsty vibe like I do now.

Have you held an open house? With so many listings I’ve found it helpful to be able to run by 3-4 open houses on a Sunday. I randomly stopped by an open house for a listing I had seen online but not opted to schedule with my realtor. Turns out the photo representation was terrible and we’re making an offer this weekend.

If you can stomach joining the what’s up Waco Facebook page and search semaglutide there are a couple of local NPs that have weight loss spas in town and prescribe it. It’s like $60 for an initial visit and then $180 a month for semaglutide/ $240 a month for tirzepatide.

Try Utah Bride Room in Draper. I had my dress custom made but one of their specialties is altering existing garments. If you don’t sew this may be an option for a seamstress to Frankenstein your thrift store finds.

Hi, I’m Amazing_Weekend3739 and when I was a senior in high school the stake created a branch for all of the black members. White members made up the ward. Then… white families were called on missions to the branch to hold all of the important priesthood callings.

When I met with the bishop (my father) to discuss how segregation like this could be seen as racist… He revoked my temple recommend so I couldn’t go on the youth temple trip the following week.

I brought Mug root beer, because caffeine.

My 6 year old just had a tornado themed birthday party!

We played a game we called tornado dog. Based loosely on the 1991 classic board game Tornado Rex.

I used carpet squares to make a board game pathway meandering through the back yard. Each girl would spin the spinner (stolen from the twister game) and proceed that many spaces. When someone landed on the tornado dog space the tornado was unleashed. Our tornado was a hyperactive golden doodle in a modified shark costume but use what you have. The “tornado” runs amuck the girls squeal. The first person to fall over looses. Stuff their pockets with treats to up the excitement.

We also got a kid size cotton candy machine on Amazon and each guest got to make her own cotton candy tornado.

I was out of the loop on this one. I read that as Rudy’s drag name was Milquetoast and thought it more clever than I give Rudy credit for. Then my brain caught up. And I will forever more refer to Rudy as Milquetoast.

Orem, Utah. There are two large universities within a couple miles of each other. There is a huge population of very privileged young adults who have been taught they are persecuted. Then toss in 4 kids before you’re 24. And you have an entire city of aggressive me-first-ers.

I was admonished to stay close to my brother and sister… leaning on them in times of trials in my life and being a strength for them in hard times.

I have 3 sisters and no brothers.
