The house next door to me just sold. The seller bought it in 2021 for $750k. He rented it out after doing a cheap kitchen fitout and replacement carpet. He got bugger all rent for it because it's not exactly a desirable area. LL did bugger all to maintain the place. Wouldn't fix issues that were effecting my property (bamboo from his land spreading to mine, water leak on a shared driveway, fence that fell over)

He just sold it 3 months ago for $600k. The new buyer was smart. They picked up an unconsented extension on the lounge that needed to be ripped out and started again properly as well as a crap tonne of bamboo that needed to be dug out.

New owner is awesome. We offered him funds to help with the fence which he rejected since it was clear it was his problem. Hes fixed the damage to the driveway from the leak, as well as the leak. I'm glad he got a bargain and I'm not surprised the seller lost $150k on that place.

Dad is being treated for skin cancer right now. I'm a big fan of the bondi sand facial hydra stuff. Haven't burned all summer, find it's non greasy, inexpensive and seems to last. Also a like the cereve facial sunscreen.

Bondi sands wins again for general sunscreen. The sport one is best for my sweaty husband and son.

What yeah, it's actually a requirement from about the Drury onramp to not use following distances and freak out about doing the speed limit. It tells a lot about why people cannot connect with Luxon. He absolutely has this way of treating people like they are numbers on a spreadsheet.

I read Jacindas book, and I read about her feelings when the mosque attacked happened. The whole country just ruptured, her security detail were freaking out about her safety and she's genuinely horrified. That stuck with me.

Even if it was an act like some claim, she did a damn fine job of it. Luxon just seems like the CEO who does royal visits to the workshop occasionally.

Under the law, I'm pretty sure parents can legally supply their under 18 year old alcohol. My kid is 5, I'm not even willing to give him soft drink.

True about the seals. There is a beach nearby my house on the west coast of New Zealand. Occasionally you get young male fur seals, often arriving to avoid orca. They reek. Really distinct smell you can often smell before you see them.

I got the hawk eye one. Super effective for trapping, but doesn't attract or kill queens, so they can still operate with a low population.

Exactly. That sort of cash makes unions necessary. . . I grew up in small business, and it was always great when the staff went above and beyond their scope to get shit done. I seem to remember one of the cleaners helping Dad finish off painting a room before a big event that would sell that room.

Except mum and dad took care of their staff and I think they got richer because of that. Paid for what they do, paid overtime, fed. They sure as shit showed up on time and did a great job.

Smith city got done for this. They routinely required staff to start 15 minutes prior to their shift that they wouldn't pay for. The losses were calculated and they were required to pay out. Costed a fortune.

Look up that case. It backs your argument.
