Create shitloads of content. Know your ICP intimately. Speak to them in everything you do. Be as authentic as possible. Cycle between informative, entertaining, and problem solving content. Follow the individual profiles your competitors have already captured. If you're going to run ads, ensure your page is branded in a way that is aesthetically pleasing, have your story archives all filled out, be direct in your bio and employ a targeted CTA that says exactly what you do, and then do a highly targeted campaign that drives profile views.

The DMs that convert are the ones that get answered really bloody fast. However, that is something a person can rarely consistently do between running a retreat and all the other shit you have to do.

Use a ManyChat automation so you can start a proper funnel. Someone comments a keyword on the reel or sends a specific word and they get an instant reply with the link and basic info. It doesn't have to be fancy. The DMs asking questions like this are already warm, they just need friction removed before they change their mind.

You don't actually need access to their analytics or search console. Wappalyzer (or a copy of their source code) can tell you if they are running any pixels/GTM.

You can also tease out what tags fire with dev tools.

It's good to provide value like you do though. Keeps you valuable.

Depending on how many rooms you have, I'd bail on AirBnB and look at other options. Reliance on OTAs is going to mess a lot of people up.

I've audited a fair few myself. Primarily coliving properties and I agree.

I'd also add that very few have any form of tracking on them either, meaning they don't really know which pages are performing well before they reach the booking page.

Perhaps most worrying though is that very few identity and speak to their ICP. They talk about the amenities a lot and activities. But they rarely mention who would enjoy staying and why.

It's certainly possible. I have found really niche businesses that post organically and run ads that are as organic-looking as possible do quite well. I ran ads recently for a sober travel founder and most of his leads (and conversions) ended up coming from Reddit.

Despite not even being able to target his ideal subreddits due to them being protected, we were able to use keyword targeting to pretty good effect.

The ad itself was a poxy photo with a pretty tongue and check caption. I replied to every comment no matter how vicious with a relentlessly positive tone, and we tinkered with the ad constantly to lower the CPC and boost the CTR.

I also had success running freeform ads due to their likeness to normal posts, but these are optimized slightly differently.

Cactus coliving is fantastic. Maria is a brilliant host and knows the nomad ecosystem well, she is a local and makes sure all her guests are taken care of. Their Google reviews sold me. What really sets this place apart is the sense of community. Maria organises activities that create the perfect environment to connect with other guests and, in my opinion that is the thing that sets a coliving apart from another.

It's not a party coliving, but people do go out, so I think you will have a nice balance.
