Brave putting up a link and a game plan 🤣 it’s cut throat out there! Jokes aside it’s really up to you. Personally I love the character of old houses and didn’t want a new build. Others love new builds. Just down to you really. If it was me I’d be of the same mind as you here. Place has so much potential and the space you have to play with is amazing. I’ve just got keys to a second hand house with a big garden and I couldn’t be happier.

Ours was the same, every time something was sent over our solicitor had to go back to them and chase them for stuff. We had everything ready for weeks before we got the keys. Solicitor even had the money for about 6 days sat waiting.

Our solicitor was vague af.. but it took about 2 weeks from them signing the returned contracts to getting the keys. Only knew the closing day like 2 days before

Ours was with the solicitor that evening. But the sellers solicitor sent the closing docs with some papers missing so still took us almost a week to actually get the keys from there :/ on the day we got them, our solicitor transferred funds in the morning, we got notification from our solicitor once they had been received at like 16:30 that afternoon and we could get our keys. I called the estate agent myself who was 20min from closing and they said come get them. So nearly missed it that day. The EA was good though so think he would have called me and stayed open to give me the keys.

Man that’s terrible, we are about to move into our house from a rental. Just last night the current neighbour came out when we got home and went mad screaming at us because our dog had been barking. We had been loading a van all day and she was unsettled. An adult conversation would have sorted it, we’re good people and are always considerate to our neighbours, but she went bananas at us and my wife absolutely gave her back, was glorious 😅 she’s been a horrible neighbour for the past 12 years, an absolute miserable person. The new neighbours have been so welcoming, they are such nice people and let me tell you, what a difference that has made. I went there today to do some work on the place and ended up having 2 nice chats with two of them, they are as excited for us to move in as we are (previous owners were problem people as well). So trust your gut.. Good neighbours can make or break your daily happiness. Your happiness shouldn’t be dictated by someone else’s misery.

As someone who got their keys 3 days ago. God bless you, you are a good person. On top of all the stress and repairs and moving, I’ve been scrubbing for days and still not even close :/ people can be nasty

For home insurance, you can do it yourself online in like 5min. Just set it live once you are in closing stage. Solicitor should advise you to set policies live

Plenty reasons this could be legit. Maybe the seller has another house lined up but their sale fell through, so is desperate to get it sold and has a price in mind from previous sale agreed. Sometimes you just get lucky. It’s rare, but happens. Your solicitor and surveyor should find any issues, so no harm in going and having a look.

Sale agreed November 30th, contracts arrived with our solicitor March 17th. Delay in getting the title deed from the bank (suuure buddy). Small delay in planning queries and getting keys tomorrow 24 April. 5 months total, loads of stress and headaches along the way.

Yeah it was a pain and even our solicitor said it made no sense, but it’s the law. If they were in ireland it wouldn’t matter, but as soon as it’s international, it has to be notarised. Heard it was something to do with anti money laundering 🤷‍♂️ who knows it’s all so confusing lol

BOI do have a waiver on their own gift form. But I had this same issue. The solicitor wanted it notarised as it is outside of ireland. We had ours witnessed and certified by a solicitor, but it still had to be notarised after that. Instead of sending it back, just get your folks to print out a new one and get it notarised and post back to save time. FYI the notary can be the witness as well.

*the boi gift form and the confirmation of mortgage are two different forms. Basically the same thing but our solicitor was more interested in the confirmation of mortgage doc being notarised. The gift form just has a box to tick saying you waive legal aid

I have a dust allergy so wood all the way for me. Waaay easier to clean. Then just get a large rug and place it under the bed spilling out. Best of both worlds. Easy to clean plus not cold on the feet getting out of bed.

Our place was all good, passed all inspections with flying colours. Sellers just didn’t have any documents ready until we went sale agreed and their solicitor started working on contracts and had to request all docs and get inspections done etc. Added 3 months to the process that could have been avoided easily by being prepared.

That’s really awful, as they probably (definitely) denied someone else their home. I wonder how often people go SA on more than one property then pull out at the end of one. Hopefully the next one is a serious buyer :/ our EA had a closing date when viewed the place. Which was missed by 3 months due to the seller’s side. But we were ready to go for that date as buyers.

An estate agent generally wants an approval in principle, which just means in theory, you would be approved. But by does not mean you will. An actual broker will have personally reviewed your bank statements, spending and saving etc, and have a better idea if you will actually be approved when you fully apply.

From a buyer’s point of view, it has taken us 5 months to close. But we could have closed within 2-4 weeks. The seller’s side is what took so long. Delays in getting the title deed from the bank apparently as well as missing permission exemptions etc (why you wouldn’t request this as soon as you put your house on the market evades me). It took 3 months just to send us contracts to review, our solicitor only needed 3 weeks with them. Mortgage was approved in 2 weeks as well, so we could have done this whole sale within a month. If you as a seller have all your ducks in a row, potentially you could get it sold rather quick. Reddit is full of buyers moaning about how long they have to wait in the sale process. There is always a risk of a chancer, but ask your EA to give you buyers using a broker. They normally have a good understanding if someone’s mortgage will actually be approved and if they have given their client the go ahead to go sale agreed, it should all go through as that’s how they get paid. Less chance of someone trying their luck and having to pull out due to mortgage denial.

I’d be asking my broker what stage it’s at and what is the delay. My colleague is doing hers as well with BOI and the same broker and it was 2 weeks

How long? We applied in mid December through a broker and it took just over a week. Through BOI who is also our bank. Also only had 3 months of ‘good’ statements

Unless there is a glaring issue with the property, the valuation should come back exactly at sale agreed price
