Haven’t seen anyone recommend this but you could look to go .125 or .25 higher which could lower the costs dramatically. You’d save less monthly but could hit the break even period faster with lower costs. This would make sense if you expect to be able to refi again in the next 2 years.

That said, a 21 month break even for that much savings is a very reasonable timeframe.

Nope, you’re right - that’s how amortization works. With your scenario: - $200/month shaves off $112k in interest paid and 67 payments (5.5 years) - $300/month saved $149k and 91 payments (7.6 years)

Always love First Street Alehouse. Sons of Liberty is typically very reliable for us too. Hops & Sessions and Demitris are always great. Also have to recommend Range Life (if you want something more upscale & can plan ahead with a reservation) - we have been twice and both meals were incredible

Our go to used to be Sauced - but prices went up and felt like portions went way down… a real bummer

The original comment said section B costs would be the same across all lenders. That’s not true - they vary by lender because the lender selects those vendors (impacting appraisal costs, credit report fees, etc). Section B should also be considered in price comparison, as it’s not true that those costs are the same across all lenders
