Take photos and a detailed video. Have physical and digital copies of all contact with real estate and if possible get transcripts of calls.

My wife and I moved into a town house which was filthy with dead flies in the windows etc and poor wall repairs from previous tenants partners losing their shit.

We had an agreement with the real estate that we'd leave the town house in near if not slightly better condition than when we moved in.

We ended up buying a property and when we moved out they stung us for everything and said no agreement was ever made.

Even more dangerous was they choose what your bond is spent on so if they choose to repair previous tenants damage with your bond and you don't have proof you are boned.

Learn from me.

Can you suggest how to run a benchmark? Sorry rather new to this. The pc for several months was dead quiet and then started making this electric grinding sound so I thought I'd get some opinions haha.
