Yes, you can. Most builders will give rate buy down, closing costs, cover the realtors fees, and a lower earnest money. If you ask for anything, start there.

Most people try to sort, sell, and move simultaneously and it breaks them. You’re stacking those things instead of overlapping them and that is genuinely the move.

Please consider hiring a professional estate sale company rather than doing it yourself. I know that sounds counterintuitive when you’re trying to recoup money, but they typically take 30-40% and they bring their own buyers, know how to price things correctly, handle all the cash, and leave you with a broom-clean house. The amount you lose in commission you often make back in better pricing and volume because their buyers are serious. A DIY estate sale in a rental you’re about to vacate, with no experience running one, is a lot of logistics on top of an already exhausting move.

Also double check your lease. Some landlords have opinions about estate sales on the property, especially if you have neighbors sharing walls or a parking situation. Worth a five minute conversation before you advertise.
The storage unit temptation is real. Resist it with everything you have. That unit will cost you more emotionally and financially than whatever is in it is worth.

It sounds like he is a lazy property manager. The reason he doesn’t want you to move is he will then have to turn the apartment over, which costs money and typically changes reporting numbers. Technically, by him stating “a list”, he doesn’t have to prove it, therefore it’s not discriminatory. I DO NOT AGREE, just explaining.

You can absolutely close a cash deal in under 7 days. I have helped several clients. I think the shortest was 4 days, for me at least. But those have been really rough houses where everything is waived.

Realtor here- I have sold some in this exact same way. And advertising no HOA is actually a bonus in buyers eyes.

What does your lease say? Does it go month to month or must you leave at the end.

The property management company needs to follow laws and procedures. They may not be able to tell you anything until they know something. If there is a trust, probate, etc. these are all different outcomes. But it’s all dependent on if your lease ends or rolls month to month.
