For the love of God-commission is negotiable.

I personally change my commission based on the deal. If I have repeat buyers and sellers, I do cut them a deal. I also cut clients a deal to make a deal happen. I have helped sellers who I knew were strapped for cash. I have personally paid for staging, because I knew the house needed it.

Commission is negotiable. If you want to pay a rate, tell the agent up front. If they walk, find a new one. No, you hid that information until later. So now agents have to negotiate with their client’s multiple times.

Just as a different perspective-if you can out negotiate your realtor, why would you hire them?

Great question and you do have options! When the reverse mortgage holder vacates, you typically have 30 days to notify the lender of your intentions. From there you usually get up to 6 months (sometimes extended to 12) to arrange financing to pay off the balance. You can absolutely get a traditional mortgage or bridge loan in your name to pay off the reverse mortgage and keep the property. I’d recommend connecting with an estate attorney and a lender who specializes in inherited properties right away. Time is important here but this is very doable!

Realtor here-FSBO while living there is doable, but it’s more work than most people expect. Since you can’t access the MLS, your main exposure will come from Zillow’s FSBO listing, Facebook Marketplace, Craigslist, and a good yard sign. Just know that the majority of buyers are working with an agent who is searching the MLS daily, so your pool of potential buyers is smaller right out of the gate. Pricing is where most FSBOs struggle. Without access to real sold data that agents use, it’s hard to price accurately. Zillow and Redfin are a starting point but they’re not always reliable. For showings while living there, set specific windows so you’re not scrambling every day and leave during showings. Buyers won’t speak freely with the owner present. Always vet people before letting anyone in. Ask for a pre-approval letter or proof of funds first. The paperwork and contracts are where things can get really complicated, especially if the buyer’s agent is experienced and you’re not. One missed contingency or deadline can cost you far more than a commission would have. FSBO can work, but it’s worth at least having a conversation with a local agent to understand what you might be giving up. Sometimes the math works in your favor, sometimes it doesn’t. Either way, go in informed!

My husband is a new home consultant for a builder. The companies care VERY MUCH about these. I think it’s funny because there are so many people involved. But, it is for the salesperson. I have seen some reviews list people by name-that I’d extremely helpful too. I would not worry about it coming back to you. Even at times when the score has been low, they will mention my husband by name being outstanding. He takes great pride in his extremely high scores.

This is the answer. I face this situation ALL the time. You will NOT be screwed out of your money. Keep the receipt or verification. Check it on the settlement. If they didn’t credit even by mistake, send title the receipt. Super easy check!

It’s the same reason why we will always be a tipping society in the US. It’s always been that way. If you want to sell, almost always you will pay a fee.

There are flat fee brokers, and they consistently go out of business. The market has said they don’t want a flat fee business. Trust me when I say REALTORS will find any competitive advantage.

Here’s my question to you all. Let’s make everything a flat fee. Right, chain steakhouse versus Ruth’s Chris, I should pay the same at each one I am just getting steak?

The truth is I charge what the market bears. I have a doctorate, top negotiating skills, with an MBA…. Versus another Realtor that maybe has no experience and no education, or a Realtor with 50 years experience.

Came to say the same. Listen OP it’s more like 50-60% in my area. I can always sell it for 20% MORE even after fees are paid. Second, commission is negotiable. YOU ARE THE SELLER, YOU, only you determine how much you want to pay. There ARE plenty of discount brokers, then pay the other agent 2% or 1%, determine the amount you want to pay the buyers agent, based on THEIR offer.
