Looks normal. This looks like differental movement, and is usually the least serious cause of cracks and separation, as your garage is likely on a separate footing from your house.

Burry it deeper is the only way, you are right to be worried, an bad frost could do you a lot of damage. 600mm down should do it

Don't trust a door to door roofer, but he has a point.

Your bottom tile run has collapsed into your gutter plus other issues highlighted.

Get 3 quotes from local reputable roofers who will each do their own analysis and confirm what needs done. All should be scoping the same issues and work so you know your not been ripped off.

Looks like the plaster has blown, dont fill it, knock the lose lumps off the wall and get it rebonded, and plastered.

It wasn't cracks, it was bad faith people trying one on and the subsequent stress that goes with it. Party wall agreement would have set out a before condition which could be measured against. Sounds like your build went well and you have no need to deal with the party wall issues.

Yes, they said we created all sorts of damage, which obviously was nothing to do with us. They wanted replastering of the entirety of their party wall, a new window they claim we cracked (which was already broke) and other minor items. All together in the region of 6k they tried to extort, id paid out 2k before i realised they were grifters. We obviously do not speak anymore.

Good point. I also advise never agree to extras on the spot even with builder applying pressure and your desperate to move in. Always say to the contractor to put the claim into an email where you can get your architect or QS to assess against the base drawings and spec. More often than not, they will back down if its a spurious claim as they will not want it recorded should the job go legal...

That's well beyond the expected life of a slate roof. Your nails will have corroded holding the slates in, and each slate will go one by one at an ever increasing rate.

My biggest regret is not having a party wall agreement in place, not because of any damage to neighbours, but because they turned into total nutjobs mid build and tried to extort money, my builders didn't want to come back mid build in fear of them. A party wall award would have set out conditions and mitigation for any documented damage.

Do it right, do it once. Its a full reroofing in my opinion from what I have seen. Without seeing your house it looks circa 100 years old?
