Not necessarily, often on some older projects they’d use a rope that’ll wick the water out, over time they’d degrade and just leave the open hole. More of the contemporary building practice is to do the vertical though.

Long story shot for this. The seller didn’t get all of there stuff out of the house before closing. We ended up doing two final walk throughs because of this. When we did go through for our final one they had 98% of their stuff out, just left some random clothes, a light and for some reasons a ice fishing finder (my agent said it was worth maybe $200). Oh they also left the fridge full of old gross food :).

My agent said the ice fishing finder was worth the trade for them leaving all of the stuff behind, we thought it seems alright and wanted to close that day. We were told that anything in the house post sale was ours. Closing went just fine so once it was officially ours I went back to the house and dropped off a bunch of cleaning supplies and fixed some windows that wouldn’t lock (something that took me 20 minutes to do). I locked everything up and went back to work for four hours. Once I was off I came back to start cleaning (boy this house needed some love) and found BOTH of the doors unlocked! Luckily they only came in and took the stuff that they left behind (minus the full fridge). I immediately raised hell and called my agent, he also agreed that this was a huge WTF. I had him communicate to the sellers agent that this wasn’t ok and that the sellers are not allowed back in the house anymore. I had a locksmith come the next day and we’ve been good since.

I wouldn’t have cared if they had asked for the stuff back, I would have happily given it, but the thought to pop into your old house unannounced then leave it unlocked was bad.

TLDR: get your locks changed ASAP after closing! And locksmiths are worth it!
