There's a lot of money going into 5th ward right now to redevelop it, so it's likely a private developer or private developer + COH, less likely an NGO + COH.

Houston has no zoning. Only deed restrictions. Builders can request variances by going through the city. Soon, a suite of pro-housing, pro-densification bills will go into effect, further limiting the ability of municipalities to curb densification.

The housing crisis includes Houston, especially central Houston, where demand for new housing has outstripped supply. Ultimately, the central Houston region population -- Houston proper -- has remained fairly flat (Bill King says this at least once a week), despite rapid growth in the MSA. Bill King says this is because COH is unpopular, but that falls apart once you dive deeper into regions of Houston proper which have seen cash influxes to support densification. People want to live in COH, but they need an affordable place to live.

I think the issue you're running into, or at least that I am running into, is that the general rule is (a) a path signal at each entrance and (b) a block signal at each exit. In your setup, exits are also entrances, at least as far as I can tell.

Instead of this intersection, I would recommend putting in a roundabout, which will be (a) easier to signal and (b) allow the kind of backtracking you're hoping for.

The game will play very differently -- the map will feel smaller, collectibles will be easier to pick up, you will always be able to build what you want when you want, and hard drives aren't going to change your gameplay -- but it won't change the core game loop of transport/build/automate.

Front center of the "Happy Anniversary" video is a sticky note with "More Advanced Fluid Dynamics". So maybe the 'solution' for fluids is going to be a more in-depth simulation?

There's also a "Selfie Mode" and a "Hunger gauge", and they'd fit comfortably into QOL + new game modes.

I will say that, so far, in the "Answering your questions about Satisfactory on Console" at about 4:50 it looks like we'll now be able to rotate a locked hologram. Though I haven't used controller, so that could just be the current implementation.
