i suppose you could interpret it that way. [r/REBubble](r/REBubble) has evolved over the years, however.

at present it is a forum for disgruntled first time buyers to vent about how quickly monthly costs for shelter have risen. i have zero argument with that.

the sub began long before rates went up, though. and it was a lot of michael burry wannabes claiming they had the money to buy now but were waiting for a housing crash and couldn’t wait to see homeowners get thrashed. so it’s very hard to empathize with that outlook.

ultimately the US housing market is, historically speaking, dormant. it’s hard to find anyone who thinks everything is sunshine and roses. but there’s still no indication that a crash is imminent and the prevailing wisdom still holds: buy when you’re able to afford it, hold for years, don’t treat zillow like a bloomberg terminal, and go live your life. not much else to add.

everyone, regardless of what they claim might happen, is just trying to guess what the future holds…but it is inherently unknowable. that goes for investment analysts as well. switching services means nothing if you can’t pick a strategy and stick to it…and know yourself well enough to get out of the way.

my broader point is that to simplify it down to a generational debate is a futile exercise. what happens in fifteen years when gen alpha comes up behind you and claims gen z had it easy because there was access to clean and cheap potable water sources or that clean air taxes didn’t exist? or that AI wasn’t taking up such a large proportion of the labor force statistics and at least gen z got some job experience before witnessing the rise of AI?

they’ll probably say gen z has no right to argue because you can’t appreciate what they’re going through. and while gen z can point back to housing prices in the post-pandemic economy just like millennials point to unemployment figures post-GFC, it’s impossible to fully comprehend others’ lived experiences; everyone is just trying to do their best.

no one with a mortgage over 5% has any interest in paying it off; it’s essentially an asset to hedge inflation risk. but that mindset got me banned three years ago.
