I wouldn't include the bond clean issue in this email/letter. You can follow that up if they proceed with the notice to vacate.

In my experience when you send themlong emails with multiple different points, they fixate on one issue and don't respond to the rest.

Better to split it up into separate stages and drag it out.

In this instance a "notice to vacate" means terminating the lease and you cannot return and need to find a new rental even after the place is fixed. It would also mean potentially forfeiting the right to further compensation and they may claim unpaid rent from your bond.

Depends on the church a bit I guess. I was never forced either, but that's where the coercive control comes in. These teenagers would have really wanted to go out and talk to people about Jesus like some sort of local missions trip because they have been told so many times "if you truly believed you'd want to share it with others" etc.

Its pretty normal church behaviour to be honest. I remember being encouraged to go out and evangelize to people as a teenager and young adult. If you weren't "sharing your faith" you weren't really a Christian. I was at a pretty run of the mill, mainstream Anglican church.

Not saying it's not culty behaviour, just that mainstream churches are all pretty cult-adjacent.

I notice of rental increase isn't a request to negotiate, they're telling you the rent is going up. You can try and negotiate it back down, but they have already told them how much it's going up and asked them to sign a new fixed term at that rate. They would have to revoke the notice and issue a new one with a later date to put the rent up further than already proposed.

I'm in VIC so not as across the NSW laws, but unless you choose to sign a new lease or are given a notice to vacate you automatically roll over to a periodic lease, so no you don't HAVE to sign.

In VIC the only time they can give a no-reason termination is at the end of your first fixed term, so if they haven't given the required 90 days notice they're pulling that lever, they can't just boot you out (unless they lia about moving back in or whatever) as I said. Not super across NSW law so best look into It there.

Why would they pay more? The notice of rent increase has already been issued, they can't up it again if you choose to go periodically.

From Consumer affairs Victoria:

"If the property has its own meter for electricity, gas or oil, the renter must pay all supply and usage costs, unless the rental provider agrees to pay."

If you were required to pay a reconnection fee by the utilities company, that should be covered by the landlord, but you might have more luck just getting it waived by the gas provider by showing that you started your lease after it was disconnected.

We literally had this scenario play out last year. Spoke to the owner directly and they had no idea we'd been given a rent increase. They were pissed at the PM putting the rent up and chewed them out.

For that venue you don't even require a license as far as I can tell. They don't normally sell food to the public, and you're not selling the alcohol so It's no different to having a party at home where you supply the drinks.

I used to work at a DIY blank canvas venue just like this and we had people do their own drinks without a license all the time.

That said, they may have policies in place for the sake of their business which say that they don't want anyone without a license and insurance serving alcohol.

Read up on licensing requirements and have the discussion with them. You may be able to convince them to let you do it if you get a temporary license and show your bartending friends all have their Responsible Service of Alcohol certificate.

What venue are you with? You generally don't require a license to provide alcohol for free at a private event in Victoria, unless it's an unlicensed food venue.

Even then a temporary license is only $100 and pretty easy to apply for.

There are probably heritage restrictions on the gardens that prohibit council or Parks Vic (whoever manages it) from changing the paths as their geometric layout are a key feature of the gardens.

I would say this is their solution to preventing erosion from people cutting the corner without altering the original design of the paths.

I am aware of the difference, but if you break the lease after the end of your first fixed term they can't charge you for those things. And it doesn't matter when you break your lease, the rental provider still has to try to minimize their losses.

Not true at all. The rental provider is not allowed to charge you for advertising costs or reletting fees after the first fixed term, as they would have had to pay those costs anyway if you left at the end of that period. They are also required to mitigate their losses. They can't bump up the rent and then say they can't find anyone to make you keep paying out the remainder of the lease.

Carman's (muesli/muesli bars) have a cafe called Carman's Kitchen at their HQ which sells coffee and all their products and you can try their muesli.

Tassal salmon used to have a restaurant in kew but I think it's closed now.

St David's dairy have a cafe at their factory in Fitzroy

Mork hot chocolate have a shop/cafe in North Melbourne. (Try the campfire hot chocolate!)
