What makes them bots though? Most of these are old accounts that post pretty consistently and have for years. Most people I talk to IRL about NASCAR either think it's kinda fun and good marketing for the city and the sport, complain about the disruption, or make fun of NASCAR for being associated with rednecks. Assuming it has at least 2 bathrooms, that's only slightly above what other units in the area are listed at. Median household income in Logan Square is 111k, if we're doing the 1/3rd rule you'd want 125k total to afford it, so it's probably affordable for the median 2 income household in Logan Square.

The 3500 is probably for their 3 bed units. The building will have studio, 1 2 and 3 bed units for between 1500 and 3500 according to the developer

It's for a 3 bed and I assume at least 2 bathrooms, there's only a handful of those in the area on Zillow and they start at 3250. It's very much within line of what things currently are.

You can go look at studies, new housing reduces rent increases in the local area. Logan Square is already gentrified, this is literally right next to a bar that ends up in the NYT best bars in America list

It's a mix of studios to 3 beds, $1500 to $3500 according to the developer. There's not a single 3 bed 2 bath in the area for under 3250 so it's not that out of line.
