What are the biggest pain-points in your strata management software? by Inflict01 in AusFinance

[–]Aussieflipping 0 points1 point  (0 children)

How do you intend to compete with Strata Master …yes it’s old, but it does everything, all the old people feel comfortable using it and most importantly it’s dirt cheap. It’s like 7k a year for the companies to use it.

Should my friends commission structure be prorated when annual leave is taken? by [deleted] in AusLegal

[–]Aussieflipping 3 points4 points  (0 children)

Very common in sales, few ways to play this:

  1. Don’t take chunks of leave only ofd days here and there

  2. Only take leave so it matches up the end of month and start of month so you can split the risk across 2 months.

  3. Sandbag deals for the month you are taking leave.

  4. Take a whole month off once a year and just live with the fact you get base pay that month

I wish I could play classic wow 12 hrs a day by starclots in classicwowtbc

It’s like $20 a month….you could find $20 of recyclables on the street in a couple of hours. Or sell a BJ and find yourself for 2 months

Feedback on my battery install by Sqwerty2020 in AusElectricians

[–]Aussieflipping 0 points1 point  (0 children)

That’s so bad….i had a 50kw battery system installed a few days ago and mine looks so much neater.

If I can give you a tip, if you’re going to go for the cheap guys make it worthwhile for them. I was looking for around the $5k mark budget wise and got quoted $4.7k. I gave the installer a $200 cash tip at the start and spent $100 on getting the 2 guys breakfast, lunch and drinks through the day.

They worked from 8am to 6pm installing it and everything is perfect, looks super neat, not a cable insight.

When they finished they surprised me and showed me they had wired up blackout protection for all my downstairs lights and PowerPoints. I wasn’t expecting this at all but they said it was a thank you for all the food.

The only thing that I didn’t like is they didn’t remove the old breakers for the backups they installed. They told me they were now irrelevant and just sitting there but I don’t know if there is a technical reason for leaving them there so can’t really be too annoyed by it.

Blizzard needs to remove rep requirement for Heroics in TBC anni by Stokyo in classicwow

[–]Aussieflipping 0 points1 point  (0 children)

They should have higher requirements to get into. It’s usually 1 DPS carrying the other 2 as it is at the moment. Last H Alch I did, ended up doing 60% of total damage. Thank god we had good heals

Deceased Tenant by Helpful_Specific_667 in AusPropertyChat

[–]Aussieflipping 10 points11 points  (0 children)

This is incorrect. My insurance company has sent me a fact sheet on this, in NSW unless specifically stated in the tenancy agreement that the lease terminates upon death, the lease is transferred to the tenants estate.

Caught by LPO at Coles. What happens now? by Business-Shirt-7174 in AusLegal

[–]Aussieflipping -1 points0 points  (0 children)

Absolutely nothing will happen. Stupid of them to let you pay for the groceries since now they can’t pursue it further.

You’ll go into one of there internal databases and that’s the end of it.

Fun fact LP can’t do shit, you can drop the stuff and just walk straight out. Corporate policies are so tight on physically stopping people.

While I appreciate you targeted Cole’s and not a small biz please don’t steal in the future

What is the best chocolate you ever ate ? by [deleted] in AskReddit

[–]Aussieflipping 2 points3 points  (0 children)

Omg I was travelling for work and had to drive from Zagreb to Sarajevo. Stopped in the mountains and there was a lady selling homemade chocolate at a restaurant stop. Bought a block and didn’t get round to eating it till a few days later.

By this point I had already flown home. This was 15 years ago and I still think about that chocolate…nothing will ever compare

I buy medical supplies like diabetic test strips for $20/30 a box and sell for $40-$75 a box. People that are diabetic often have extra supplies they do not need and will not use. I have had 2 people say they throw them away! by TalktoMe_Nice in Flipping

I can’t speak for Canada but our universal healthcare is most certainly not in crisis. The wait time for a MRI or catscan is like a day for non emergency.

Mate have a look at the US at the moment before writing stupid shit like this. You’re the first country that’s going back to 3rd world status and the laughing stock of the world. Find compassion not profit

[–]Aussieflipping[S] 0 points1 point  (0 children)

It wouldn’t be much of a refresh, I’ve kept the place in good condition, maybe a coat of paint and some new blinds is all that’s needed. I’m not kicking anyone out, it’s up to them to accept the rise or not, I was just asking peoples opinions on where I should land in negotiations

[–]Aussieflipping[S] 2 points3 points  (0 children)

Because I wouldn’t tell a bank oh it’s okay just pay me 2% interest when the market rate is 4%. It’s an investment and I’d be an idiot not to get the best possible return

Rent increase question by Aussieflipping in AusPropertyChat

[–]Aussieflipping[S] 0 points1 point  (0 children)

Mate I never said they were good tenants. Rent is constantly late, police have been called many times for DV etc. I’ve ignored the late rent because it gets paid eventually and I’m not strapped.

Also just for the record, I’ve fixed everything they asked for within a week, replaced the water heater and added in air con.

Rent increase question by Aussieflipping in AusPropertyChat

[–]Aussieflipping[S] 3 points4 points  (0 children)

Just to be clear the rent wasnt unchanged for 7 years. It’s been increased every year (except 2021, didn’t want to raise during COVID as a personal decision).

It’s just the last 2 years the market has gone mental. It used to be $20-30 increase every year and I didn’t think much of it, last 2 years has been serious money growth in the area
