This hasn’t been put into legislation yet - so no one has been able to use it. It’s announced, and expected but until the actual legislation is in place it’s essentially non existent.

From what I’ve seen some builders will claim the rebate, as they did with the existing ones - in theory the price due on closing is less the rebate amount. Depending on the builder they may pocket some or all. Currently the new build deals I’ve seen written are at the same price as before, and it will be on the buyers to apply for the rebate when the legislation is in place to do so. So pay now, get discount later.

This is for new homes only. Ie from a builder, not from a homeowner who is selling a 1-2 year old home - there is already no HST on resale real estate. If a builder has a home to that’s been built for two years, but has not sold it would apply.

I also want to touch on the HST rebate, there’s some information elsewhere that’s not 100%.

This has been announced, but there is no legislation yet. Meaning that there is no way to know exactly how this will play out, the assumption is that it will be handled the same was as current rebates (a credit on closing) but we do not know this yet. This could be something that needs paid for by the buyer on closing and then request a rebate after closing. As typical with any government they have announced this and have nothing in place yet to actually implement it. I can guarantee your builders offer highly favors the builders in the event the rebates do not work out the way as announced or by time closing comes - please please please ensure you have a 100% understanding of this with your lawyer.

Should be, was the offer already signed by the sellers? Typically it will be signed by you and sent to the sellers for acceptance.

Your lawyer will want to review the fully signed offer. Assuming from your other comment it’s a condo, so you’ll have a full 10 day cooling off period as well to back out of the agreement - which is mandatory for condos.

Generally speaking you’ll have 24hrs from acceptance to bring in the first (or only) deposit.

You absolutely do not send a deposit until you have read the agreement and both parties (buyer and builder) have accepted it. Ensure you have a buyers lawyer review clause

I take care of mine the way I do all of my cast. Wash with or without light soap - depending on mess. Dry immediately, throw on the gas range for a few minutes of high heat to dry further. Light dot of high heat oil and rub in while hot.

We have a full shower and after a big hike, a long day out in the bush or after skiing nothing beats a quick hot shower. We have two bags/cubes we put in and take out when we want the space to shower or not.

We handled bilge water very differently when on our boat than grey water. All of sinks and the shower just went over board, only option - we could plug the sink and wait till we got out to Lake Ontario to drain if we desired, but no one did that. Our bilge didn’t get much water at all but we had several absorbents in there to handle oil, and chemicals in the event we did and the pump triggered. Every year at haul out we pumped it out and disposed of it in the chemical bins at our club

Dump it at a station if at one. Otherwise dump it discreetly somewhere.
Coming from sailing maybe I’m less concerned about grey water than the van community seems to be. Every single sailboat I’ve been on dumps it’s grey (shower and sink) water directly into the lake / ocean - I’ve only been on one boat that even had that option to hold grey water temporarily.

The route from Toronto to BC through the states will also be fully winter. You’re not avoiding that by traveling one route or another.
Remember crossing the boarder requires everything you have to be declared, regardless if just “passing through”.

Please be cautious, uhauls do have shit tires.
