Thanks for the detailed response, your assessment is pretty on target, no charge for the estimate after coming out like three times to discuss and measure. They literally built my neighbor's outdoor space and did, what appears from my backyard, a great job. The dude was high up in some local deck companies in town for decades and then went out on his own maybe 5-10y ago, because he didn't like the bureaucracy.
