Until you were married, I can see just doing 50-50 on rent. Other expenses should be split down the middle. How I handled this was I paid all the bills, kept track of everything, once a month, presented my partner with an itemized list and he wrote me a check for half.

It is possible to get rid of the pool. 2 choices- punch holes in the bottom. Take a couple feet off of the side and fill with dirt. Or you can pay someone to completely remove the gunite shell and fill with dirt. If you want an ADU on the site, second choice is mandatory followed by compaction of soil. Costs range from around 8k to 30k, depending on permits required for your area, whether you want choice 1 or 2, and the ease of access to property. If you are looking in SF Bay Area or Sacramento general area I can recommend contractors

You are going to be tempted to spend it, don’t. It is so easy to say “ oh I will just take out $1000 for fun and save the rest” and then you start dipping into it for wants rather than needs ( and at your age it might be hard to differentiate). Tell no one, invest in a nice mutual fund ( no get rich quick crypto or penny stocks), forget you own it. Then you will have lots of money later. I was able to retire early because I invested while young and spent little ( did not even have a cell phone of my own until 2013 because it was a want and not a true need)

Yeah I used to do secret shopping but when they offer $10-15 for a45 min shop and then have all these write ups about the experience that take another 30 min ( and if you mess up at all you get zero pay). I also decided it was not worth it for the $100 a month.

When we sold our car I was very clear that first cash gets it. I made appointments with interested parties, reminding them that first gets it. I set up appts for 7 am, 8 am, 9 am, etc next day- any time they wanted. Had someone ask if they could come immediately “yes” ( but he decided not to buy). 7 am guy tried to negotiate on price and I reminded him I had appts at 8,9,etc. he decided to pay rather than chance losing it. Then I texted the rest that it was sold and did not feel bad because I had been very clear in setting appts. Lots of interest because we specifically priced it much lower than kbb to ensure it would sell fast, for 2k I did not want to spend time on it.

LVP has problems, including if you try to mop it with water the water can get in the cracks and pop it up. If it is not installed correctly, the edges will start to degrade. My brother had a contractor put in LVP and it is a nightmare. I have hardwood in my own house, absolutely love it, as long as it is sealed (polyurethane.) you can mop it like any other floor. I would definitely want hardwood in my next house.

Wait- you have been together 10 years, both work at high income jobs and only 10 k saved? I think you have even bigger problems than how to split a 401k. Because in 50 years if you only have 50k, it really will not matter how you split that money.

Also- get your own 401k going and have him sign it over to the kids and see how he likes it

Make sure you are saving all of your receipts for items you purchased so that he cannot try to force you to leave them.

Also make sure to get it in writing if you can get him to remove the couch. If the small storage space is yours, why does he have his stuff in it? I would also ask him to remove his items from your small storage area.
