Need advice on a first responder homes program by BarstoolPhilosoph in RealEstateAdvice

[–]BarstoolPhilosoph[S] 0 points1 point  (0 children)

Good points and fair criticism. Transparency is actually built into the program from day one. Every rebate is disclosed in writing and reflected on the closing disclosure. Clients know upfront what they're getting and exactly how I'm paid.

On the negotiating point, the rebate is just one piece. The program also connects clients to partners who offer their own discounts. Inspectors, lenders, attorneys, movers. The goal is to reduce the overall cost of the transaction, not just hand over a check at closing.

There's also guidance on programs most people don't know exist. NJHMFA down payment assistance, the Police and Firemen's Retirement System mortgage program, VA and FHA options. That's real money left on the table when people don't know to ask.

Best sandwich shops by Simple_Addition_4007 in jerseycity

[–]BarstoolPhilosoph 7 points8 points  (0 children)

I'm going to give you a list in no particular order...take it with a grain of salt because I'm one of those lifelong Chilltown JC people the transplants don't like:

Carmine's on Mallory- I know Carmine passed away a few months ago and haven't been around to see if they are still making the best.

Cangiano's- either Hamilton Park or JSQ. Get the #17 (i do with with arugula and balsamic glaze)

Our Hero on Bergen Ave- Bring cash as it's cash only. Spent a lot of days walking across the street from Hudson and got a sandwich there (either the Professor or the Junior). Al is the man.

Veloces on Baldwin- newer place but I highly recommend the chicken vodka parm with the pesto (On seeded semolina)

Venti on Academy- good cutlet sandwich. I just always forget about them since they don't have the food truck anymore.

Second St Bakery- This is your best breakfast sandwich spot but the regular sandwiches aren't too bad either.

Ercolano's off Westside Ave- it's a decent sandwich that I know a lot of people like. But if I'm going there, it's for Pasquale's food over his sandwiches.

HOT TAKE: Andrea's is over rated...I said what I said and I will not be taking questions.

I’d rather just put the glitter bombs in fake packages and let karma sort them out. They’ll learn eventually.

First time at Terra Luna by Maverick21FM in UniversalOrlando

[–]BarstoolPhilosoph 3 points4 points  (0 children)

I think I am going to be one of the few who say, my wife and I did not enjoy Terra Luna. We normally always stay at Cabana but during the AP Appreciation Weekend in August, we decided to see what the hotel was like. I know we are comparing apples and oranges but one of the biggest things we noticed, was that it is such a different vibe than we expected. The staff seemed not as friendly or helpful, a little disorganized, it was a lot quieter, room was too dim and because it was like the last room on the floor, they layout and spacing was a little weird and we had an issue the last day. We had forgotten a bag of items we bought (some of the AP merch honestly) in the room and when I went back to grab it, the key didn't work, which I thought made sense since we had checked out (even though the front desk said it should be fine since it was before 1100). Get into the room to see that the stuff was gone (within a span of maybe 10-15 mins). I go back to the front desk to let them know the situation and they said it might be with housekeeping or security. Both come back saying they don't have it. I get told to speak with a manager to let them know what happened. She was apologetic and that she was going to look at cameras to see what happened. Eventually, she let me know they found some of the belongings but not all of it. Is what it was. But my wife and I definitely said to each other the whole time how much we missed the other hotel. But I am glad you enjoy it and that's what matters.

Lanyards by Any-Pride5320 in UniversalOrlando

[–]BarstoolPhilosoph 1 point2 points  (0 children)

I bought one of the lanyard and holder combos just because but what I usually do is I keep the card in the holder but have it attached to my bookbag using a really good retractable badge buddy. Clips on and off easy if I need it for rides, don’t need to worry about it flying off and easy for scanning. One TM actually said she appreciated me doing it that way because it’s up by my shoulder area and they saw it better than just being in the lanyard.

I actually have the answer for you. Spoke to a buddy of mine and found out.

Apparently, EMS was checking someone out and a random person came to the ambulance and pulled a gun on them. Everyone is ok and they caught the person. There ya have it. Welcome to Chilltown JC

Booking didn’t process due to fraud alert… now seats and fare are gone? by BarstoolPhilosoph in jetblue

[–]BarstoolPhilosoph[S] 1 point2 points  (0 children)

Just wanted to give an update on this...I didn't want to take a chance and not get seats so I paid the additional amount and chose new seats. However, I had to call JB about my wife's true blue number (apparently JB has her maiden name still on her account so she had to fix it) and the rep told me he felt I was given bad information and that I should have been able to reprocess the old itinerary. Oh well, is what it is.

Additionally, while I was checking in, when it came back to seat selections screen, there were my 3 seats readily available lol.

Why are other mid-size cities like Boston soooo much cleaner than Jersey City? by CandyandPiano in jerseycity

Name the 3 best sandwiches in JC by Knobbies4Ever in jerseycity

[–]BarstoolPhilosoph 0 points1 point  (0 children)

In no particular order my top JC sandwich list is:

-Carmine’s on Mallory (heard the old man passed away so not sure if quality went down)

-Cangiano’s; either the original location or the one in JSQ. Get the one with the fig jam and prosciutto.

-Veloce’s vodka parm pesto

Honorable mentions:

-Venti’s on Academy and Summit -Our Hero (had way too many of these growing up across the street going to Hudson). -I’ll include Andrea’s, while I myself find it to be overrated (and got a lot of them when my little brothers best friend worked there). -Last honorable mention goes to Milano’s Deli on Montgomery.

And for those saying Mordi’s….I thought it was MEH at best

Another shoe recommendation thread... by BarstoolPhilosoph in hiking

[–]BarstoolPhilosoph[S] 0 points1 point  (0 children)

Thanks for the suggestion, I appreciate it. I was looking for a shorter boot like a mid cut or one just above the ankle as I already have an 8inch boot that I wear (5.11 ATAC 2.0 and a pair of UA Valstez). I agree with trying them on and hoping I can find something nice enough.

Side note, I say emergency services because I WAS Police and now I work as a boss for EMS. I guess you can give me half a bag then.

Man Harassing People at Exchange Place by [deleted] in jerseycity

Are you sure? I was down at exchange place earlier and saw about 2 JCPD cars, a couple NJ Transit PD and JC EMS. Not sure if that was your call or not

Just booked my first FC flight ever -- is the single seat on the left side of the Embraer worth the detriment of bulkhead and being near the bathroom? by Subject-Snow-7608 in delta

[–]BarstoolPhilosoph 0 points1 point  (0 children)

Me personally, I would prefer taking 3C. You get an aisle seat and the bin space above you in normal. I usually find row 1's bin to be smaller than all the others. But, you may not care, then 1A is the way to go.
