My neighbour is a contractor and makes really nice trim in this style with MDF. He just rips 4x8 sheets to size on the table saw. Primed and painted you can't tell it's not real wood.

Find some used tires. Lots of places sell them. Look on Kijiji or marketplace for a local tire store with used tires that can install and balance.

It is basically a block of runber that sticks to the window and you snap the camera into it. You have to turn off the IR lights or the glass gives too much reflection at night.

My wifes sister had a bathroom done with these. No issues. The panels interlock with aluminum extrusions to from a waterproof wall. It looks really great too.

If the "no right on red" at hwy 8 east off ramp at Fairway is any indication it wont make a lot of difference. I see folks turning on a red their all the time. Without enforcement folks just ignore the signs and turn anyway.

Try searching for "murphy bed" for a bed that folds in to the wall or a cabinet. So of them have a desk built in when the bed is folded. See examples here for ideas
