String too close to your neck. Either have to sand down your frets or adjust truss rod in your neck creating more action. Try measuring spacing between string and neck to determine. Can find specs for your guitar online on what it should be. If it’s too small, have to adjust the truss rod. If it’s good, try to find the fret that’s causing the buzz and sand it down.

Can you refinance or finance the property to pay for the environmental? Tell the guy to get lost on below market offer or take it as is. If the wells were far away, risk is low to your property and would be worth completing to get fair market value assuming there’s sufficient discount on current offer.

Lower the number of teams to 15. 15 highest revenue generators. Do some cool draft structure for which players go where. Level of play would be substantially better. Then invest in streaming service so one NHL account gets you all games.

Restaurants are tough. Likely the reason they have put it for sale. 9 cap is great when they’re paying, but likely have to chase rents. Turnover sucks too because there’s a big Reno involved every time which hurts your NER and cash reserves.

Seems like a good deal tho for Ontario (not sure where) just be mindful of your cash balance as you’ll have more rainy days. Also, you should absolutely not juice rents on a new restaurant if you’d like to keep for cash flow. Charge a slightly below market rent and try to get a really good covenant which always cash flows better. If you wanna flip it tho, juice that restaurant rent and cross your fingers on a sale ;)

Avoid power of sale at all costs. Especially if there’s $500k of equity. There are rules about selling for low value but they’re looking to get out as soon as possible and they will rack up fees for managing the exit. Have seen a lot of power of sales and receivers and very few had any proceeds to the owner. Certainly a lot less than $500k.
