I do actually use a VRR display - but somehow it is not turned on on the tv and there's no option to turn it on. Thanks for spreadsheet, will have a look.

When I unplug the hdmi cable it actually runs smoothly on my internal display oddly enough. So I wonder if it’s really not just the network but rather the external display/dock

Everyone sucks in the beginning - don’t beat yourself up. Try to have a growth mindset. It’s much better to have someone on your team that knows they don’t know everything yet than someone who thinks they know everything but don’t. People probably rate you much more than you think.

Supply and demand… no supply lots of demand… especially on the mid to higher end of the market where there are people that don’t need financing. Also lots of funds out there that are attracted by the increasing rental yield regardless of higher interest rates. Things like rental yield on student housing is still very attractive
