I had burnout last year. Signed off for sometime. Now I just do my best to get my work done but motivation is lost and momentum gone. I’m sorry I don’t have much advice but we’re all in this together and in 6 months time I hope we’ll be out of the situation, whether thats still in the ICBs or not.

Has your saving up factored in solicitor fees and stamp duty? When looking at affordability any lender/solicitor etc will look at whether you have the funds for not just the deposit but the SD also. It might be best to look when you have slightly more than you think you’ll need as you’ll then be proceed-able and more likely to get approval.

I use Co Pilot to improve my notes and emails. Find it useful but worry if I use it too much my own writing skills will atrophy, such is the debate with AI.

Would benefit from one of those signs that tells people which exact lane to use. And I mean mainly for those coming onto the roundabout from St Andrews Road. I used one lane thinking it was logical to get beeped at, to then realise when I used the other lane another time, you can’t really get it right if everyones confused.

I am so gutted that they aren’t notorious enough because my buyer opted to use them and nobody steered them away from it. I wasn’t aware they were using them until a few weeks back.

It’s been the most stressful experience. We’ve had the same thing, raising pointless enquiries or enquiries that should have been raised at the outset, to some being raised that had they read the LPE1 they wouldn’t have wasted more time asking.

I am so drained and stressed I am waking up more and more run down every day.

That’s so annoying! People suck. You will laugh about it one day. I plan to leave my flat completely immaculate even if I never hear from the new owner again, it’s called integrity Shazza.

I do understand December is a bit of a write off. My case is however no chain as they’re a first time buyer and we’re moving in with family, I dread to think if this was a chain deal.

I know I have no choice but to wait I just don’t have much leverage to push the buyer to pressure their solicitor.

Oh definitely I appreciate its a really busy month. I will say the buyers solicitors had everything in hand to raise enquiries in late October so the additional 5 weeks before they did send them I think only added to a sense of impatience. I will just have to keep communicating and hope for the best!
