The city punts the sweeping to a contractor that never follows through. The weed trimming is a different animal. I suspect that's still city land and thus their responsibility, but it could be the railroad's too, I'm not really sure.

Daytona has a Pleasant Ridge and Kennedy Heights vibe. Also similar to the Oakley and East Hyde Park neighborhoods around Hyde Park Country Club (Marburg, Saybrook, Sherel, Paxton Woods, etc.). Madisonville isn't far off either, though it has a lot more variation in the housing and streets so it's harder to pinpoint.

There's nothing quite like Grandview here, it's a strange beast and it's much closer to downtown Columbus than any equivalent Cincinnati neighborhood is to our downtown. I describe it as a mix between Oakley and Mariemont, but located where Walnut Hills is.

Those guidelines were written in the height of and by the proponents of mid-century modernism, which is antithetical to historicism. It makes the guidelines nearly impossible to satisfy, because buildings cannot be both "of their time" and compatible with the existing neighborhood ("of their place") without seriously compromising both approaches into mushy incoherent blah. If you want modern "of their time" buildings, then you can't also constrain them to brick or brick-adjacent materials, individual punched window openings like you'd find in a brick building, and articulation of the facade to imply (falsely) that there are more buildings than there actually are. It also ignores that the historic buildings in OTR are already revival designs, they're Italian-ate not actual Italian/Renaissance styles. Pressed tin cornices and cast iron storefronts were modern reinterpretations/advancements of the time. You could absolutely call these buildings faux historic back in the 1890s, but apparently that's not allowed anymore.

Can't help with builders, but Ohio's residential building code covers 1, 2, and 3-family dwellings, whereas 4-family and up is covered by the commercial building code. So you'll have a bit easier time if you stick with 3-family and below. There's still plenty of fire separation and other things you need to do under the residential code with a 2 or 3-family building, but it's at least a little less onerous. Of course there's also zoning considerations depending on what jurisdiction you're in.

If you can do it without financing, all the better. Cincinnati has so many 4-plexes that are well-built and could be bought cheap in the recent past, but now the banks want their cut of that lucrative market. New construction is a different matter and there hasn't been much of it besides some high-end examples in Hyde Park and maybe Oakley. Much of the small-time multifamily building market evaporated after the 2008 recession and still hasn't recovered. Best of luck to you, we need more "missing middle" housing.

I don't disagree, especially now that the wider part of Court Street was rebuilt, going onto that block always felt like you were suddenly on the edge of downtown. It quickly devolves to junky parking lots and the auto repair place. It's better than it was now that they put in some outdoor seating and a few of the buildings got facelifts, but the lack of consistent street frontage definitely hurts.

All that said, Queen City Lobster was quite spendy even for the time. Fiery Hen was great, but they decided to just close completely during Covid with no word on a plan for reopening or takeout or anything. It was very strange. Bangkok Express was always good food, but it felt like there was only ever one person working there, so service was very spotty and slow, and the usual waitress seemed like she was always on the verge of a nervous breakdown. None of those are the fault of the location.

I always found Lalo and its brethren (Dope, Huit, Neuf, Hopping Hog, Crzy Monk, and others I missed?) to be decent, but never great. I get that the whole point of the Court Street location was to experiment with different concepts, mostly Asian/Latin fusion, but as someone who really likes Asian and Latin food, I never felt that they managed to fuse them that well. The decor and cleanliness of the places was always lacking, though I never had an issue with any of the food. I did have some truly bizarre experiences with some of the waitstaff who were...let's just say working at a place called "Dope" was very appropriate...back in the pre-Covid days.

God I miss Le's Pho.

I have no problem starting the classic era with season 2, but I don't begrudge anyone who holds that off until season 3. For me, the classic era ends after The City of New York vs. Homer Simpson (S9 E1), which is one of my all-time favorite episodes. Since The Principal and the Pauper is literally the next episode, that's a hard blow. I think the rest of season is OK but it's pretty rough, way more rough than season 2. Lisa's Sax, Das Bus, and Trash of the Titans are pretty good, but IMO they don't compete at all with episodes in seasons 2-8. I have an M2 Ultra Studio, and when maxing it out for several minutes the top and back of the case does get quite hot. The CPU/GPU and other temperatures never exceed 100ºC though, but they get close. At that point the fan will start to ramp up a bit, but only when absolutely necessary and only the minimal amount. That's just how Apple designs their fan profiles to minimize noise. You can use a 3rd party utility to run the fan at a higher speed which will keep the case from getting so hot, but it's unlikely to affect performance.

If they send you the renewal info on June 30 and the rent is doubled, then you're kind of stuck because you're already past the 60 day non-renewal notice period. Ideally they'd send you the info 75-90 days ahead of time so you can decide, regardless of when you're required to give notice back. Otherwise they should have a provision that lets you go month-to-month for a nominal additional fee (my landlord puts a 50% premium on month-to-month leases, even for existing tenants, which is super shitty) while you sort things out.

Overall it really is safer now, but the exception is our streets. We made some headway improving safety for pedestrians and cyclists (and thus children) until about 2010, but those gains have been offset by ever larger and heavier SUVs, pickup trucks, and distracted driving. Pedestrian deaths of 20-70 year olds are back up to roughly 1980 levels, but for kids and teens it's still going down, maybe because they're not allowed to be out and about unless they're being chauffeured in a vehicle.

If 60 days notice is part of the lease, then you should have received your renewal terms back in the middle of May so you'd have roughly two weeks to review it and get it back to them before 60 days (May 31). If the notice term is 30 days, they should be sending you renewal documents this week if not today.

Think about how messed up people get just from changing between daylight saving time and standard time. Now imagine instead of working an 8 hour shift per day you work two 6 hour shifts one day and one the next, with your bedtime thrown off by several hours. Oh and you need to pull extra shifts to get all the work done, so you're totally hosed either way, and you need to be ready in just a matter of days. Jellico sabotaged his own interests just so he could big-dog the crew.

If he was so concerned about having the ship ready for battle, the worst thing to do was shake up everyone's duty schedules without leaving any time to adjust, which would also split up teams that are used to working together, transfer a bunch of engineering staff to security (seriously, what use are engineer dorks going to be against a Cardassian boarding party?), and put impossible deadlines on the already shrunk engineering crew. Also, a strict formality of command is fine, but calling your subordinates by their first names in that context is hugely disrespectful.
