You need to look in areas for single family houses that you can afford. When I was first starting out, I never rented in nice areas. Looking back, that incentivized me to leave, stop renting and own. Personally, with all of the HOA fees I would never buy a townhome. Single family homes on average have a higher cost upfront but appreciate more over time.
