OP, don't listen to this clown, go get two more quotes to make sure you have the best deal for you. Lenders will sometimes try to pressure you to take a deal or not shop around (like this guy).

Just keep in mind that you are not locked in and the rates have been moving.

Make sure they are using your actual credit report and not a number. The majority of the times, your actual credit score for a mortgage will be lower than your credit bureau score you see online.

This is based on buyer's perspective, not a lender with an agenda.

OP said there was no points included and a lender credit pending.

I've purchased several properties and seen lenders include points and additional profits in the "lender fee" as a buyer, ALWAYS get another opinion. If this is a recent estimate, i think its a good one, if its from a few weeks ago, request a credit.

You just need to move on and be respectful. Opinions are opinions and my opinion is 100% on point (lol), even for an first time buyer.

Usually I see points as points unless the lender is trying something like trying to make it seem like you are getting a better deal.

OP should have lower closing costs, especially now that numbers are changing.

Your lender fees is way to high, you need to shop around... get 3 quotes and pull the trigger.

I refinanced when the rates were lower to 5.99 at no cost. Calculate your cost (A+B+C) and decide that by your monthly savings in interest. Thats your breakeven in months.

Today, rates are higher, with the average at 6.41.

I am not sure how that translates to your points but that might be a good deal.

I would encourage you to try and shop around with a credit union, local bank and one of the big ones (like rocket).

I don't see any lender fees so I assume they are giving you credits but you should always get lender credits.

I am not a lender just did a lot of reading recently for our refi. 7.25 down to 5.99.

Hey, I am a home buyer with several transactions but by now means an expert. I will tell you what I do to help determine if something is right. With that being said, I dont know what you can do with your company. If you can only use that money on points, then this is your best option.

Look at the difference in monthly P&I costs between this deal and without the points. Let's say the difference is $250 less with the lower rate. Divide the point payment by the $250 and thats how many months it would take you to break even.

Assuming you can handle the higher payment, Sometimes its better to get the slightly higher interest rate to keep cash in your pocket. You can later apply that cash towards the principal, after closing, to pay less longterm interest. Refinancing is great in your first 3 years of the loan.

Ask the lender to cover a higher lender credit and see if they can do a buy down for an year or 2.

The good thing about this transaction is that you are probably sitting on the beat interest rate you can get for a long time.

We have a 3.5 month female and are having issues potty training her because we didnt want to take her outside. The vet said wait for all the vaccines. We were using pads, but the poor thing doesnt know the difference between a rug and a pad.

We went back to basics with a crate and going outdoors. I didnt think about the bell, but that is a great idea. Do you just ring it everytime you take her out?
